From 8AM-6PM the space is only used by me so I could set up the living room or the small kitchen table space for filming, cold reads for script development for less than 10 people, acting and performance practice, casual meetings where coaches are preferred over business seating, any type of meet up you can think of. I have a 14 foot trampoline in back to blow off steam in the back patio. The kitchen table will seat 4-250lb+ persons comfortably, or 6 persons under 180lbs comfortably. The couches in the living room will fit 6-7 adults under 180lbs comfortably and then I have additional chairs for 8 people. There is standing room for 4-5 people without being crowded in the living room. 8 People would fit but a little more crowded or tight if I don't move furniture around. Empty the living room would seat 20+. The interior is old and somewhat outdated with old wood wall cover one the side of the fireplace and the opposing wall is white sheetrock. There is also a master bedroom with a queen mattress available for filming as well that will fit 5-6 people standing, very large persons comfortably, or 6 people of . Big picture windows sit on the west facing and south facing side of the living room so during the day the most sunlight is from these windows if the window covers are open. The window sunlight into the dining room area is also bright with the window cover open. The kitchen is IDEAL for filming an outdated kitchen as the cabinetry is the very old wooden box types that were varnished and appear faded and knotty. There is also a small back patio in the back of the house that could be used during the day for meetings but is NOT scenic. There is an 8 foot retaining wall to one side and a back unit back house to the other so its not pretty. Within walking distance is a 7-11 and some local food shops on PCH in Hermosa Beach. Within a 4 minute drive there is a Starbucks, Trader Joes, and more local breakfast and lunch places. Within a 6 minute drive there is Pier Avenue which offers access to juice bar stores, a CVS, vegan foods and more local breakfast, lunch, dinner, and shopping areas and bars. There is a whole foods shopping store, post office, pizza shops, ice cream shops, gourmet desert shops within 10 minutes of the house. For parking there is a drive way parking spot, and the rest is street parking on the number streets, i.e. 7th street, 7th place, 6th street, etc. The easiest access to the house is off the 405 to either Artesia, Aviation or PCH. The $25 cleaning fee will be refunded for events that are picked up after and where the space is left in the same condition it was found in.
No smoking inside or outside of the house. Smoking on the street is fine. No more than 1 adult on the trampoline at a time. No loud noises comparable to band rehearsals, loud amplified music, no outdoor music on the back patio beyond normal listening level. Prefer no shoes inside the house but depending on the use of the space this rule can be amended. No use of narcotics that do not accompany a prescription from a licensed California physician. Alcohol will be permitted based on a case-by-case basis. No ouija, the practicing of witchcraft or any type of religious ceremonies of any kind. No active gang members, persons convicted of a felony or persons listed in the national registry of convicted sexual predators, also known as Meghan's Law Database are permitted on the property. Any minors under the age of 18 must be under the supervision of a parent, guardian or organization that is 100% responsible for the supervision of that person.
