Villa Del Sol is a private Spanish Revival estate situated on 4+ acres and features an 8100+ sq.ft., 6 BD/6.5 BA home in the heart of Rancho Mirage. From the moment you enter through the iron gates, you are met with a breathtaking, resort-like setting including a lake fountain water feature, a designated citrus grove, sports court, pool with stunning mountain views. Including the formal great room with exposed beam ceilings, a formal dining room, gourmet kitchen, open concept family room/dining area, and two casitas; one attached w/ full kitchen and one private entrance casita w/kitchenette. The master suite features a private library, spacious upstairs bedroom with retreat and Juliet balcony overlooking the pool, grounds and views. Licensee may not use the Property for any other purpose or business without obtaining Licensor’s prior written consent. The Property is located in a residential neighborhood and must be used by Licensee and Licensee’s guests in a quiet manner that is consistent with and considerate of the rights of the neighbors. Licensee agrees to abide by any and all rules that are outlined by the Licensor. Licensor has the right to immediately terminate and cancel the License, without prior notice to Licensee, and evict Licensee and Licensee’s guests from the Property if they fail to comply with the following: a. No pets are permitted; b. Smoking is not permitted inside any structure on the Property; c. Licensee shall not use the Property for any unlawful purpose or violate any law, regulation, or ordinance while occupying the Property d. Licensee shall notify Licensor of any problem, damage or malfunction of any equipment or fixture. e. Licensee shall not damage or remove any part of the Property’s equipment, appliances, or supplies; f. Licensor and its authorized agents have the right to enter the Property at any reasonable time during the day, for the purpose of making necessary repairs, to verify that Licensee is in compliance with the terms of this Agreement, or anytime in case of emergencies. g. Further restrictions regarding alterations and use of the Property are attached hereto as Addendum A and incorporated herein by reference. h. Licensee agrees to do all possible during their stay to ensure all trash is collected, bagged and placed in the rubbish bin area of the property. This License is personal to the Licensee and shall not be assigned. Any attempt to assign the License shall automatically terminate it. No legal title or leasehold interest in the Property is created or vested in Licensee by the grant of this License. POOLS AND HOT TUBS RULES AND REGULATIONS: Swimming pools, hot tubs, and spas, while providing exercise, recreation, and relaxation, also can be dangerous. People (as well as pets) can be severely injured or drown if the pool, hot tub or spa is not properly used. Tenants are strongly cautioned that they, other occupants and tenant's guest must adhere to the following safe practices: • No diving into the pool or hot tub or spa • No intoxicated persons may use the pool or hot tub or spa • No one should use the pool or hot tub or spa alone • Children may never be left unattended when they may gain access to the pool, hot tub or spa, not even for a few seconds. Neither the Licensor nor the Licensor's agents can assure the safety of persons using property containing a pool, hot tub or spa. As a consequence, tenants assume liability for pool, hot tub or spa use by themselves, other occupants, their guests, and their pets. The following also apply: • Adult supervision is required for anyone under the age of 14. • All drinks must be served in unbreakable containers. Any glass found in the pool will require the Licensor to drain and service pool to ensure all glass is removed. These repairs and service will be completed at the cost of the Licensee. • No alcoholic drinks are allowed in the pool area, hot tub or spa. • No excessive noise - please be considerate of your neighbors. • Users must shower prior to using the pool, hot tub or spa. • Use the pool safety equipment only in case of emergency. • HOA or House Rules, if applicable, will supplement or supersede these rules. NO LIFEGUARD WILL BE ON DUTY - YOU SWIM AT YOUR OWN RISK - NO SWIMMING IN THE LAKE.
