About the Space

The Rooftop Garden has been carefully cultivated and curated to provide a lush, spacious experience overlooking the skyline of Downtown Los Angeles. The view is unparalleled, and the plants hail from around California and the world. It's a truly unique combination of urban grit, living sculpture and modern design sensibility. Guests love the privacy of this meticulously maintained space nestled between the fashion/flower districts in close proximity to all the nightlife of Downtown LA, Staples Center, Arts District, Historic Core and South Park. We are moments away from the 110, 101, 10 and 5 freeways, making us one of the most accessable venues in Los Angeles. We have been fortunate enough to host a wonderful variety of guest events, and here are some ideas for the space: Art Show Wedding Proposal Private Dinner Off Site Meeting Engagement Photo Shoot Graduation Dinner Plant Workshop Private Cannabis Event Wine Tasting A+R Record Label Music Showcase We are not available for large scale commercial filming at this time, but smaller shoots with max total cast and crew of 25 or less are allowed. Additional persons may be added as an exception in special cases for a fee. There is an abundance of space for enjoyment as well as areas for staging. It's quite convenient and we've had incredibly positive experiences in the past. We have worked extremely hard to create the most wonderful space imaginable in a location that will wow just about anyone you want to invite to your event. By booking this space, you are agreeing to comply with all of the rules listed below. 1. Booked Hours Booked hours must include load-in/load-out, set up, and tear-down. 2. Contact When inquiring about the space, please include a brief summary of how you plan to use the space, the total number of crew/talent/guests, and equipment/setup/props you will be bringing, as well as any other special needs or questions. 3. Scouting/visits Prior to booking, one initial scout/visit of no longer than 15 minutes may be arranged. An additional tech scout/visit may be arranged once a booking is approved for an additional fee starting at $50. All scouts/visits are subject to availability and are subject to re-scheduling. 4. Rates Posted rates apply to the booked number of hours which have been booked. Overtime is billed at 1.5X base rate beginning at the end of booking, and at 2 hours over, OT goes to 2X billed in 1 hr increments. 5. Security Deposit Depending on the size of your production/event and equipment we may require a refundable security damage deposit due at least 7 calendar days prior to the production or event. Deposits begin at $1000. 6. Overtime Fees Crew/talent/guests, and equipment must be out of the building by the end of your booked hours to avoid overtime charges. Charges will be billed via Peerspace within 72 hours. 7. Elevator Usage Alll equipment must be loaded-in and loaded-out via the freight elevator. Freight is prohibited in the passenger elevator. Freight elevator is shared among all tenants, and requires an operator (available in the ADD ON section. The freight elevator is accessible in the loading dock on 9th st between San Pedro and San Julian 8. Permits & Insurance It is the renter’s responsibility to be in compliance with all the applicable city and state permits. Productions should obtain a permit via FilmLA. Productions will be asked to provide proof of Liability Insurance. 9. Prohibited Items The following items are prohibited: Feathers, glitter, confetti, sand, wedding rice, flour, paint, aerosol spray cans, fireworks, weapons, small particle items that are difficult to clean, non-water based fog machines, dance strobe lights, and other items deemed unacceptable by the venue managers (when in doubt, please ask). An additional extensive clean up fee starting at $1000 will be charged for violations to restore the space and for downtime. Drilling holes into the walls, ceiling and doors is prohibited (no screws, hooks or anchors); only 3M command strips (double-sided tape) is allowed on the walls and must be fully removed. No duct tape, only gaffers or painters tape. 10. Alcohol Alcohol and food sales are prohibited. Alcohol usage is prohibited 11. Music Please ask. 12. Smoking and Illegal Drugs Smoking, vaping, non-prescription drugs are prohibited inside the building including common areas, staircases, and balcony. LAPD/LAFD fines will be charged to the renter. Failure to comply may result in immediate eviction with no refund. A $500 penalty fee will be charged for violations. Smoking is allowed in designated areas on the rooftop in open air away from combustibles. 13. Equipment Equipment may not be left in common areas of the building. All rentals must be removed immediately post the event or disassembly labor and storage fees will apply. 14. Minors Children are allowed with adult supervision. 15. Animals/pets All animals/pets are prohibited with the exception of service animals with valid permits. 16. Common Spaces in the building are not included in the rental fee. Restrooms are the only reason anyone should be on the 3rd floor besides exiting or entering the venue. 17. Security Cameras. Please do not touch, cover or unplug the security cameras. Footage is strictly confidential and recorded 24/7. 18. Property and Furniture Damages Renter is responsible for leaving the space in the same condition as prior to commencement. Damage charges will be deducted from your security damage deposit or billed within 72 hours via Peerspace.

Hands down the coolest experience ever. I utilized Justin's space to plan a last second special proposal for my now fiance. When everything wasn't going according to plan on my end in the beginning, Justin went above and beyond to be so flexible, understanding, and most importantly, helpful for me. The way everything played out, I couldn't have done it without his incredible help. He helped make our night feel so special and we'll never forget that. Definitely recommend his rooftop space. Justin was awesome! I proposed to my girlfriend here and did a little get together afterwards with a few friends but Justin went above and beyond to help us out. We planned the whole thing out to make her think she was going to a speakeasy bar and Justin played the part of host with a fake guestlist and clipboard and everything. He escorted my girlfriend up to the roof for the surprise proposal. It all worked out so beautifully, I cant thank him enough. The space is beautiful as well! Amazing views and just a great vibe! He had the place decked out with string lights and awesome cactuses.
