HOUSE RULES
• Guest must remove any personal items and equipment they bring into the venue by the end of the booking.
• Walk through at opening and closing.
• All bedrooms are off limits unless pre approved.
• No smoking/tobacco products, or drugs allowed (including legalized marijuana, or vapors).
• No weapons allowed on premise to include guns or knives.
• Photo ID required from renter prior to booking event.
• No parking on grass or blocking neighbor’s driveways.
• No hanging out in front of venue.
• No trespassing after scheduled booking.
• No pets allowed.
• Host food and pantry off limits.
• No removing of any items from walls.
• Nail, pins, screws are not allowed on walls/doors.
• Decorating is acceptable but the following guidelines must be observed:
o Decorations must not be placed on electrical devices or near heat sources.
o Decorations should not be attached to any light fixtures
o No wall stencils/paint.
o No applying flyers/pictures or sticky items onto any glass windows.
• No access to the attic or roof.
• No use of fireplace unless pre approved.
• Outside vendors must be pre approved by host.
• During production/filming events- floor covering (example: layout boards, mats, tennis balls etc.…) may be required and depending on weather booties may be required inside.
• No standing on furniture or countertops.
• No access to washer and dryer/stove top/oven.
• Microwave available.
• Please respect your booking start and end times, and inform any vendors and friends that early access is not allowed. Time is what it is (prep and break down included in booking time). We are not able to allow early access. Additional charge for overtime will apply 10 minutes past your end time.
• Wifi password submitted upon arrival to renter.
• No trash outside venue.
• Host property must not be removed from venue.
• No adult filming, sex, or nudity.
• Host is not responsible for replacing any missing/lost or damaged guest property during booking.

All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
About the Space
Upon entering through the grand foyer of this one level earthy orchard home you will experience the special feeling of peace, freedom and infinite space from the sight of the 12 to 14 foot ceilings and the big floor to ceiling windows spread across the main living room and kitchen area that provides tons of natural light. The earthy orchard luxury family home has enough creative character to accommodate a multitude of booking types (transform this space to create the best baby shower, pop ups, launches, bridal shower, networking event, high tea, workshop, retreat, small fundraisers, iron chef cook off, off-site meetings, training, focus groups, interview, and more. There is a large open-concept designer chef's dream kitchen with granite countertops and large island that seats 8, kitchenette that can seat 16, overlooking an amazingly large 1.39 acre backyard that includes a corn field back drop that you will love. High tech surround sound inside and out, Wi-Fi available for phone or laptops. This flexible and unique space is located 20 minutes outside of Austin,Texas. An onsite manager will be available to help ensure guest receive the customer service experience they deserve. Once your event is concluded guest can unwind by visiting Dell Dimond Baseball Field or the evolving live music and entertainment scene of downtown Round Rock, Texas just minutes away.
