Our studio was built for the creative process for performing artists and people who enjoy spending time in a creative environment. It is a very flexible space. It turns out, in addition to rehearsals and private performances, it is a great space for holding private events of all types, photo and video shoots, visual art and photo exhibitions, corporate and community meetings, recitals, birthday parties and receptions, It is a large open studio space (1800 sq ft - about 40 x 45 feet) with sprung dance floor, 22 foot high ceilings with modest lighting grid and many lighting positions (and modest inventory of instruments and lighting control), open white walls for projection or hanging art, a great sound system and a concert grand piano. The building is in full compliance with fire and safety regulations, with fire sprinklers throughout, illuminated emergency exit signs etc. Loud and late music is NOT a problem. It is a great place for a party, dance party, private performance, or reception. Located in a light industrial warehouse where people do creative work, with after-hours secure parking lot and ADA accessible. We have large quantities of chairs, tables and a small kitchen area. High end sound system and video projection equipment available for a modest additional charge. There is a $25/hr charge for events that go past midnight on top of the regular hourly rate. During weekday days, open mic acoustic audio recording is not advisable, as we are in a relatively active large building. However, by 5 PM on weekdays and on weekends at all hours, the building is quiet and open mic recording is possible.
Essential House Rules that you agree to if you pay for the booking: 1) You are paying for the use of the studio and any equipment specifically detailed in the cost estimate. NO other area of the building is to be used for the event, such as common areas, hallways, entrance lobby or the loading dock, except for the guests and producers to enter and exit the building. 2. Our space is for PRIVATE EVENTS ONLY. As a result you cannot advertise your event to the general public INCLUDING marketing the event on social media platforms such as Instagram, Facebook, Snapchat and any other platform where people NOT SPECIFICALLY invited can learn about the event. Unfortunately, for any PUBLIC event with 50 or more people total in the studio, a City of Oakland Special Events permit is required and the authorities in Oakland regularly scan social media for non-permited public events and have come and shut down events that were announced on social media platforms and did not have a permit. Thus, It is VERY IMPORTANT follow this guideline AND that you also insist that your invited guests DO NOT REPOST the invitation on any pubic internet platform. If your event is shut down because this has happened, you will STILL BE LIABLE for the agreed upon full rental fee. 3. As the person making the reservation, we consider you our contact person and are considered the person responsible to insure that your guests and other event organizers follow the rules below. In addition, you will remain on site at the event location for the entire duration of the event in case anything happens, or in our judgement seems likely to happen, that will require your intervention or action to insure that the house rules below are followed and that all guests and the facility are safe and secure. 4) Alcohol: A) NO serving ANY alcoholic drink to anyone under the age of 21. B) No alcohol can be SOLD. C) NO alcohol can ever leave the studio space, even if someone is going to the bathroom. 5) There is NO SMOKING OF ANYTHING ANYWHERE inside the building, all smoking must be taken outside by the front door. 6) The hours you are paying for start when you arrive and end when you walk out the door when your event is finished, i.e. your reserved time includes all the set-up and and pack up time you need. If you go past the end time, there is a $100/hr charge for additional time.
Guests may cancel their Booking until 90 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 90 days and 14 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than 14 days before the Event start time are not refundable. Learn more

Couldn’t of been happier with how our event went! Paul’s space made for a perfect “underground” alternative rock and arts fest. Put out a sound system, lights, and a live band and it’s made into a rad music venue. The sound comes out incredibly in the space (we rented out Paul’s big speakers and monitors) and one band used the epic grand piano! The lighting is perfect for video/photos. Communication was on point; thorough and so informative. It was our first bigger event and I can’t thank Paul and his assistant enough for their help. Already looking to book here again. Thank you!

Paul was GREAT! I was very lucky to have found this place. He was very intuitive And very detail oriented. I love that tables and chairs was included and that there was a loading area to unpack all of my things. The night went super smooth, The space had extra utensils that could be used. it’s just a great space. I would definitely book with him again, I will definitely spread the word to others and recommend this event space. the building is under construction but you would never know once you’re in the space.

Great performance and party space! Paul D was an absolute pleasure to work with. Extremely accommodating and clear on the do’s and dont’s but there are far more do’s than dont’s! Paul was always reachable via the Peerspace app. I never had to wait long for responses. The space is secluded so loud music is not a problem and there is easy access for loading and unloading equipment. I highly recommend this space.
