Located in the historic U.S. Rubber Building in Pioneer Square, our 1,100 sq. ft. daylight studio is the ideal place to shoot your next campaign or small editorial project. With a configurable layout, client seating area, kitchenette and en-suite bathroom, our studio is ready for productions both large and small. SPACE With original hardwood floors, exposed brick, and white walls, our open space is a total chameleon. Ideal for portraits, corporate headshots, commercial or styled shoots, video, and other small to large productions. We also provide a basic grip package detailed below that can be included in your rental. There is a small array of lighting equipment available upon request as well. KEY DETAILS 1,100 sq. feet South facing windows offer stunning natural light (curtains on all windows) Original hardwood floors, exposed brick details, and painted white walls Client seating area with coffee table, couch, chairs, and more En-suite kitchenette, private bathroom, wardrobe/HMU area, and more! NEIGHBORHOOD + PARKING In the heart of Pioneer Square, our space is conveniently located near top restaurants, coffee shops, and more. Metered street parking is available along with several pay lots around the building. LOAD IN/LOAD OUT There is access to a covered parking garage with freight elevator for all equipment load-in and load-out needs. Wheeled carts are available for use as well. Access to the freight elevator is on the South side of building on Jackson Street. ARRIVAL Entrance is on 3rd Ave. South, accessible w/ door code or by on-site studio manager. We're located on the 3rd floor, suite 307. If there is no studio manager on-site, there's a lockbox next to the studio door. The freight elevator is accessible 24/7, but only for load-in and load-out. GRIP + EQ We have a full offering of grip and equipment for rental and use as well, including: *Photo/digi: media cart, grip cart, 7 c-stands, 5 rolling stands, 2 sawhorses, superboom, cto and ctb gels, 9 sandbags, extension cords, 15 superclamps, 2 autopoles, basic tools, extensive seamless options (both 4-foot and 9-foot), A clamps, applebox set (4 full, 1 half, 2 quarters, and 1 pancake), 2 product cubes, variety of surfaces, 5 v flats, and 4 x 8 foamcore, plus more. *Additional cost for access to full grip and eq listed above HMU/STYLIST Our space includes full access to a HMU/styling area along with wardrobe rack, jiffy steamer, 4 foot folding table, and talent chair
Booking and payment for our studio is proof of agreement to the following terms. You agree that all guests and representatives are held to the following terms as well: 1. Agree to leave our studio in the same condition as when you arrived. Essentially, pick up after yourself, don't break anything, and treat our space as if it were your own. Failure to comply will result in additional cleaning/condition fees. 2. No smoking. 3. You must have your own liability insurance and COI. 4. Clean up after yourself and take out all garbage and recycling with you. Garbage and recycling can be placed in the alley on the West side of the building in appropriate bags. 5. $150 lost key fee. 6. Studio rental time includes load in and load out time. You will be charged extra if this is not accounted for. IMPORTANT FOR ALL EVENTS: In order for alcohol to be served, according to WA state law all guests are required to use a licensed caterer with liquor license or for BYOB, they must purchase a COI with host liquor liability. Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more

Space was just what we needed! Had a group portrait session here, Danny was so responsive to both my add ons and extra time that we needed because shooting/playing around. Great kitchen space, bathroom for changing, and lots of room for a group to hang out and mingle. Would definitely book again.

I cant’t say enough about this space and the overall experience. Danny was quick to respond upon my initial inquiry and continued to be helpful answering questions and providing suggestions and feedback throughout the planning process for my son’s 16th birthday photo shoot The space was perfect! Cozy, well-equipped, great location and access for quick set-up and break down. Bathroom and kitchen in the space was an extra bonus. Almost wish I could live here! :) Thanks for everything, Danny! This space was perfect for our interview shoot! We're from out of town and had no idea there was a marathon happening in Seattle and the resulting road closures made it so we couldn't move to our planned second location. Instead, we were able to compose a *second* shot with our subject in the studio space since there was a variety of beautiful furniture in the space--and the host, Danny, was very gracious about us moving it around and using it. Danny was very responsive to my many questions and super accommodating of our requests. The space was flexible, beautiful, and easy to use. We got not just the great interview shot we planned, but a 2nd, unplanned shot as well!
