The only natural light that can be used at the studio is by opening the lift gate or front door. To control the amount of light you can bring down the lift gate to your desirable point or use our black 4x8 foam boards to shape the light

During the week it can be pretty noise as our direct neighbors do carpentry and metal working. The best times for recording sound are after 6pm during the week and the weekends

House rules, easy peasy: • Leave the place as clean and organized as it was when given to you. If props and set dec was use please place it back where it belongs. All furniture back to its original place. All lights and equipment must be return to their original place. Otherwise a $75 fee will apply. • Flats can be painted and small holes are ok but need to be patched up, only on regular flats. Absolutely no holes or paint on brick flats or wooden texture flats • No painting on the real walls of location, only on flats. A $300 starting fee per incident • Feel free to use any backdrop paper. If the paper used gets dirty or stained, a $5 fee per ft will be charge until the damage is cut out. When stepping on top of the seamless try using clean shows or place tape under. • No smoking inside the studio a $200 fee will be applied per incident • On your way out make sure all lights, AC and coffee maker are off • When leaving the studio don't leave the door ajar, make sure you close it and tap the lock button on the dial so its closed. This will mark your checkout time. (If door is left open, renter will be held responsible for any damages or theft) • Do not park in front of any neighboring business inside the lot. Only guest parking in the middle and the 2 parking spots in front of the unit. • No Pyro of any kind (unless you have permit or a fire marshal present) — Failing to comply is an instant non-negotiable $250 fee • IF glitter, chalk, confetti is used a $75 cleaning fee will be applied • No pornography • Your set up time and wrap has to fit within your booking time. Ex: Your booking starts is from 9am-2pm. You have to be done and out of the studio at 2pm. Overtime will be charged. Overtime is charged at 1.5X the hourly rate • Do not enter the studio before your booking time there might be another crew inside. • No filming in the parking lot without prior consent, if caught doing so a $100 fine will be applied You can shoot in the 2 private spots right in front of the unit but not in the parking lot. Parking lot shoot is an add on and is only over the weekends or overnight. • No smoke bombs $200 fine • We reserve all rights to take and share behind the scenes photo(s) of whatever shoot is happening on our property, for the promotion of our location • If more people show up than what you booked for you will be charge • We are not responsible for any lost / stolen / damaged equipment during your booking • Be mindful when using the swing we are not liable for your reckless behavior while at the studio. • When using the checkers flooring: No sharp heels, no equipment on top of the flooring, no dragging items only lifting to avoid scratches. If a square gets damage or scratch that won’t wipe away there will be a $10 per square Rescheduling policy: You need to notify your intent to reschedule with at least 24 hours in advanced before your booking starts. If you need to reschedule a 50% Rescheduling fee of your total booking will be applied. If you need to reschedule and your shoots starts in less than 24 hours it will count as a cancellation. (Cancellations in less than 7 days from shoot are non-refundable)

Yes as long as the production places it back to the original position. Otherwise there will be a fee of $75
