PLEASE NOTE: Teams exceeding 10 people (cast & crew) may be booked at an increased rate (cleaning fee, site rep fee and hourly rate) customized based on size and duration of production. We work on costs with each production individually to accommodate each project's budget.
1. IMPORTANT
Booked hours must include load-in/load-out, set up, and tear-down. First person in, last person out.
2. MESSAGES

3. SCOUTING/VISITS
One (1) initial scout/visit may be arranged prior to booking. Additional scouts/visits may be arranged once a booking is approved. All scouts/visits are subject to availability (usually early morning) and are subject to re-scheduling. A tour/scout is alloted from 30-45 minutes max. Tours/Scouts: Monday - Friday 9am-4pm only, based on availability.
4. BOOKED HOURS
Posted rates apply to regular business hours which are 7am-7pm any day or for our 6 hrs minimum: 7am-1pm or 2pm-8pm. Hours booked outside of the above mentioned time slots change pricing appropriate to the customized time slot.
Please note: Hours are calculated when the first person arrives and last person leaves the building/parking lot. Overtime availability is not guaranteed. No refunds for any unused time.
5. SECURITY DAMAGE DEPOSIT
Depending on the size of your production and equipment we may require a refundable security damage deposit due at least 48 hours prior to the production. Deposits begin at $1000.
6. OVERTIME FEE (IMPORTANT)
Additional time is be billed at 1.5x the hourly rate, billed in 30 minute increments. Crew/talent/guests, and equipment must be out of the studio and parking gates by the end of your booked hours to avoid overtime charges. 7. RESCHEDULING AND CANCELLATIONS

8. PERMITS
It is the renter’s responsibility to be in compliance with all the applicable city and state permits. Productions should obtain a permit via FilmLA.
9. PROHIBITED (IMPORTANT)
The following items are prohibited: Feathers, glitter, confetti, sand, wedding rice, flour, paint, aerosol spray cans, fireworks, weapons, small particle items that are difficult to clean, non-water based fog machines, non-water based fake blood, weapons, fire of any kind (candles etc) and other items deemed unacceptable by the managers (when in doubt, please ask). An additional extensive clean up fee starting at $500 will be charged for violations to restore the studio and for downtime. Drilling holes into the walls, ceiling and doors is prohibited (no screws, hooks or anchors); only 3M command strips (double-sided tape) is allowed on the walls and must be fully removed. No duct tape, only gaffers or painters tape. Damage fees apply.
10. ALCOHOL AND CATERING
Possession or consumption in public spaces or outside is prohibited. No cooking is allowed inside the premises.
11. RENTAL EQUIPMENT
We do not offer tools. Please bring your own. All rental equipment must be delivered and picked up within the booked hours. Delivery and pick-up outside of the booked hours may be arranged in advance with a $100 fee per occurrence per vendor. All rentals must be removed immediately post your shoot or disassembly labor and storage fees will apply. Lost or Stolen Gear - we assume no responsibility for items left behind.
12. Uniforms & Prop Guns
Cast dressed in police uniforms, or any other official uniform, may not exit the facility while wearing their costume for safety. Prop guns must be accompanied by a licensed professional and handler.
13. ANIMALS/PETS
All animals/pets are prohibited with the exception of service animals with valid permits. We highly advise against bringing pets. If you do, the owner assumes all responsibility and legal liability. Must be in carrier at all times.
14. FIRE SPRINKLER SYSTEM
Please DO NOT hang or tape or cover the fire pipes or sprinklers. The pipes are constantly pressurized and thus may leak if the pipes are damaged. Full restoration damage charges and/or a minimum fine of $500 per occurrence will be charged for failure to comply. LAFD fines will be charged to the renter.
15. SECURITY CAMERAS
Please do not touch, cover or unplug the security cameras. Footage is strictly confidential and recorded 24/7.
16. PROPERTY AND FURNITURE DAMAGES
Accidents happen, just let us know, please. Renter is responsible for leaving the space in the same condition as prior to commencement. A walk-through inspection will be conducted before and after all bookings and the renter or assigned representative must be present. Reasonable damage charges will be deducted from your security damage deposit or billed within 72 hours via Peerspace.
17. MISCELLANEOUS FEES (IF APPLICABLE)
-Additional guests, other than agreed upon: $40/head
-Hours booked outside of the above mentioned time slots
-Trash left behind $170
-Leaving a hot set overnight $400
-Failure to return furniture and props to original locations $175
-Damage or repaint fee. Rate dependant on damage
18. CLEAN-UP FEE
The basic clean up fee is $150 for restocking bathrooms and cleaning them for the next crew. Renters are required to do a quick clean-up which includes sweeping the floor, wiping the chairs/tables/appliances, cleaning the fridge, putting back props/ furniture, folding the tables/chairs, and move all trash into outside cans. If extensive clean-up is required, a significantly higher fee will apply.
High impact and high electricity consumption productions will carry additional charges.
19. MINORS
We require each child to be accompanied by an adult, guardian or studio teacher at all.
20. STUNTS
Stunts must receive prior permission in writing by a member of our staff.
