We are an exciting and unusual Film and Photo Studio bordering the Bushwick neighborhood of Brooklyn, in a warehouse built over 120 years ago! Featuring 11 different shooting-locations under one roof within a 16,000 square foot complex. We've been an active TV, Film and Photo stage since before Bushwick's boom - from the 'Crack-cident' episode of Girls to David Bowie's final video 'Lazarus'. All furniture, décor, props and expendables within this location are available for rent and are not included in the location rental price. Please inquire about our extensive props and expendables catalogue. "Area 4" Stage Details: - Qualified Production Facility (QPF) - 2000 sq ft - 41' x 49' - Ground Level/ Drive In - Loading Bay to Ingraham St. - Ceiling Height: 37′ (30’ steel-girder ceiling, with 7’ interior peak) - Connects to 4000 sq ft Area 3 and 4000 sq ft Area 5 - considered additional rentals - No Skylights – easy black out - Fully Heated/ Vented - Suitable for flooding - Water source on each stage - Mezzanine / Balcony / Client Loft - Hair and Make Up Area - 300 amp Cam-lok and outlets throughout. BOOKING REQUIREMENTS A separate security deposit of 4.5x your hourly rate is required and must be provided prior to the event day. A certificate of insurance is required for each production. Please contact us for additional insured certificate holder info. BOOKING TIME FRAME - Rental time will begin when access is given to the first parties arriving or your scheduled start-time, whichever comes first; and end when the last person exits and terms of contract including all ‘guest responsible’ cleaning and clearing has completed in full. Overtime will be charged at of 1.5x your hourly rate. - Any changes to start times must occur by 12p on the day prior to guest’s rental day. Regular shooting hours are between 7am – 10pm. An additional $75/hr is assessed for scheduled hours before and after these times Your time frame can be arranged whenever you like, so long as the hours are consecutive. RENTAL GEAR & PROPS - All furniture, décor, props and expendables within this location are available for rent and are not included in the location rental price. Anything rented/used will be deducted from the security deposit or charged as an additional fee at the end of your booking. - If you should decide to rent any additional space on the day-of, the rental rates are available at an additional flat rate of $350/hr. Additional Space charges apply when Load-in to these areas begins and the clock stops when load-out is complete. MINOR ROOF LEAKS We have taken preventive and necessary measures to maintain the roof of this facility. Please understand that given the nature of the 100+ year old facility, the roof may at times leak. In booking this location, guests shall indemnify, defend and hold this location harmless against any and all costs, claims liabilities and expenses, including reasonable attorney's fees, arising from any water damage unless deemed due to negligence by staff of the location CLEANING - In booking this location, you agree to return the space to its received condition (reasonable wear and tear excepted**) including the removal of all property and the return of any rented/borrowed property to its original location by the agreed upon rental end time. - Trash shall be either removed from the space by the guests or arranged through the location for disposal at $60/yard, to be deducted from the security deposit or added to your booking at the end of your shoot. (Note: If large items require an additional container, please notify a location staff member as soon as possible. Additional charges may occur.) In compliance with Department of Sanitation New York (DSNY), guests are required to separate all recycling refuse from general trash. EQUIPMENT PICK-UP, DROP-OFF & STORAGE - If required, any drop-offs or pick-ups of equipment/ expendables/ props/ wardrobe/ lighting gear etc. outside of your rental time must be approved in advance by the Location Manager. Availability is not guaranteed and may incur additional fees. - Typical pickups occur during regular business hours 10:00 - 5:30 (latest drop-off time). If there are multiple pickups exceeding (2) that cannot be done within the first 1.5 hours of the day after your booking, storage fees will apply. ADDITIONAL NOTE In booking this location, you agree to grant reasonable access to the licensed space for the purposes of scouting upcoming and prospective guests during the booking period and/or non-licensed hours during which your equipment occupies the space. We will notify you of such access before it is arranged and will cooperate to ensure no disruption will occur to your use of the space during paid time. A staff member of will from your crew will attend all such access from entry to exit. CLEANING Flat cleaning fee based on one yard of trash and one hour of cleaning. Cleaning and trash disposal beyond this will incur additional charges.
Guests may cancel their Booking until 90 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 90 days and 14 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than 14 days before the Event start time are not refundable. Learn more
