Rates may be calculated based on size and scope of the shoot, including factors such as number of hours of the shoot, amount of equipment/impact on property and number of people on site. Last minute changes in these factors may effect the rate. Overtime is calculated at a time and a half rate after the agreed upon number of hours per day. Additional storage or overnight use of the space must be requested prior to the start of production. Add-ons will be charged at 1.5 times the posted rate unless arrangements are made in writing prior to the commencement of production.
As guidelines around COVID evolve we will revisit our policy from time to time. All members of the production entering our home must provide proof of vaccination and/or a negative test result from no more than two (2) days prior. A list of production team/talent and their status will be provided to the homeowner before the end of the working day prior to the production commencing unless by alternate arrangement agreed to in writing.
Client shall have insurance and may be requested to provide additional certificates of insurance or a security deposit to the property owner in advance of the event. Full requirements can be found in the listing details and all fee's must be paid in advance of the rental.
It is the responsibility of the production coordinator to review the property for damage prior to entry and to ensure that all members of the production are aware rules and limitations contained herein. Any damage should be logged at the start of production and brought to the attention of site rep/homeowner or agent. Any damage(s) that occurs during the shoot must be paid for in full by the production and repaired by workmen of the property owner's choosing. We ask that you report any damages immediately to the homeowner, site representative or agent.
A post shoot walk through will not be considered the final assessment as damage can often come to light within the 24 hours following productions, particularly if the walkthrough is done after dark. Damages that are found after the post production walk-through will be documented by the homeowner, and considered reimbursable regardless of whether they were noted during the final the walk-through.
No deliveries are to be made in advance of the production date or start time without express written consent of the representative/agent in advance. Furthermore, no post-shoot pickups are to be arranged without permission of the agent.
There is absolutely no movement of furniture without prior written approval. Many items are mid-century originals which require particular care due to their age and delicate nature.
Towels shall be provided in the guest bathroom for the use of members of the production. Bed linens and towels for the main bedroom and bathroom are not included unless otherwise requested and arranged in advance.
Cooking is allowed only with prior authorization. Please note, the induction stove requires appropriate cookware. Cooking utensils, glass and stemware and all other kitchen equipment may only be used with prior written permission.
Generators, if needed, must be approved in advance. If tie-in are needed and approved, an
additional fee will apply. A licensed electrician will perform all work, and production team will be responsible for all electrician fees.
Trash and recycling will be neatly bagged and removed at the end of the production day unless alternate arrangements are made. Trash, clean metal/plastics, and clean paper/cardboard can be separated in bins provided.
No smoking inside & no drinking outside under any circumstances. No loitering on the street outside of the space.
Floor protection is required to be used under any equipment brought in for the production Floor protection using a ram board, corrugated cardboard, carpet or similar shall be provide by the crew.
There is NO drilling, gluing or taping anything on or in flooring, ceiling or walls allowed without prior request or approval. Renter shall leave the Space in the same or similar condition as when Renter entered. Renter shall be responsible for any damage caused to the Space beyond ordinary wear and tear, and shall be required to arrange for the repair of any such damage. In the event that Renter does not satisfactorily arrange for such repair, Owners shall be entitled to arrange for any necessary repairs at Renter’s expense. Renter shall reimburse Owners for any such repairs within 30 days of Owners’ written request for reimbursement, which request shall be accompanied by written verification of the amount of the expenses incurred.
A refundable security deposit of $750, payable by Venmo or or Zelle, is required for each booking.
Except for the specifications set forth above, the Space shall be provided as-is and Owners make no warranty to Renter/production team regarding the suitability of the Space for Renter’s intended use. We strongly recommend that all productions scout our location prior to confirmation in order to evaluate seasonality, changes in decor, and any other factors that are crucial to the shoot.
Completing this booking acts as confirmation that the Producer/Client has fully read and
agrees to abide by all terms and conditions herein and takes responsibility for ensuring that all
members of the production on site (including cast, crew, agency representatives, etc.) are made
aware of and adhere to the rules outlined above.
