During the filming of the original Twin Peaks in Washington State, our space has a small cameo as the inside of the "Roadhouse Bar."
INSURANCE: As a condition to using the FACILITIES, GUEST shall procure, at its sole cost and expense, commercial general liability insurance insuring GUEST, our business, and our Board of Directors, officers and employees against loss arising from any claims for property damage or personal injury, including death, which may arise from the use of the FACILITIES by GUEST as follows: Requirements: a. Commercial General Liability Insurance (Including Contractual Liability Coverage) with a minimum of $1,000,000.00 for any injury to any one person and $1,000,000.00 in any one occurrence; and b. Property Damage with a minimum of $1,000,000.00 in any one occurrence. At least fourteen (14) days prior to its use of the Facilities, GUEST shall supply to us a certificate of insurance stating the dates of Facility use, the limits of coverage and an endorsement to the required policy confirming that our space is additional named insureds and loss payees under such policy. This certificate must be filed with our Finance Office at least fourteen (14) business days before the Facilities are occupied by GUEST. EXTRA CHARGES: GUEST understands that there is a potential for extra charges beyond those specifically detailed in this AGREEMENT. Examples of extra charges include but are not limited to: replacement security access badges, additional personnel, security required outside the dates and times in the Facility Rental Schedule, extraordinary garbage collection and any costs necessary to restore the FACILITIES to the condition in which they were delivered to GUEST. SAFETY AND SECURITY: Exit Route diagrams, including the location of fire extinguishers and alarm boxes, are posted in the Facility. GUEST's personnel are encouraged to become familiar with exit routes and the location of fire extinguishers and alarm boxes. a. GUEST is entirely responsible for assuring compliance with all pertinent building codes, fire codes, and safety regulations. b. A clear path of at least 48” must be maintained around all stairs, elevators, doorways, hallways and fire exits. c. GUEST must not use or block any fire escape or adjacent area. d. In the case of a fire, injury or other emergency, GUEST must immediately call 911, and must notify Security, immediately after calling 911. e. GUEST is responsible for ensuring that all personnel using the building associated with GUEST’s company are properly trained and informed on evacuation procedures and meeting points in case of emergency. f. An Emergency Action Plan (EAP) will be given to the GUEST (or proxy). g. Valuable items should not be left unattended. We shall assume no liability for personal effects and belongings of GUEST during rental period. h. Any items found should be turned into Security. i. GUEST must notify Security after Emergency Services are contacted. j. In the event of a Medical or Fire emergency serious enough to need immediate Fire Dept. or Aid Car assistance, call 911. k. GUEST must provide a written report of any accident and submitted to MCC Security using the Accident/Occupational Exposure Form included in the EAP. BUILDING ACCESS: All external doors are to be kept locked. a. Unless GUEST’s event is a single day event, GUEST will be provided with Access Badges that allow access only to the FACILITIES as defined in this AGREEMENT. b. GUEST is responsible for providing a picture to the External Rentals Manager labeled with the full name of each individual who requires an access badge. c. Pictures must be submitted no later than five (5) business days before GUEST’s first day in the space. Badges are not guaranteed for any requests submitted past this deadline. d. GUEST must collect and return all badges to the Facilities Rentals Manager at the end of the rental period. A fee of $25 will be applied for each missing badge. e. Exterior doors of the FACILITIES must remain locked at all times. GUEST must make sure the doors to the building are always closed and make sure they latch when entering or exiting the FACILITIES. Doors are not to be propped open at any time. f. GUEST is not to let any third parties or unknown persons into the FACILITIES at anytime. PARKING: We do not provide parking. There is paid street and paid lot parking available in the surrounding neighborhood. SPECIAL PROVISIONS FOR HANDICAPPED: All our public spaces are completely wheelchair-accessible and ADA-compliant. GUEST agrees to maintain ADA-compliance while using the FACILITIES. SMOKING AND VAPING: Smoking and Vaping is not allowed inside the FACILITIES, on balconies or within 25 feet from any door, window or other source of ventilation. GUEST must use smoking receptacles in designated smoking areas. OPEN FLAME: Candles, open flames and objects that hold an ember are not permitted in the FACILITIES. INTERNET AND WI-FI ACCESS: Wi-Fi access is provided free of charge as a value added service to GUEST and must be requested at least three (3) days prior to commencement of the facility rental. Logging into our wifi system signifies acceptance of our Acceptable Use Policy. a. Wi-Fi access may not be available in all areas of the facility, and may not always be operational. Connection to external servers used by GUEST may not be possible due to our security and firewall. b. IT support is not available evenings after 5 PM and weekends and we are not responsible for any delays or loss of sales due to Wi-Fi access. TELEPHONES: Long distance phone service is not provided by the Rental Agreement. No long distance phone calls are to be placed from our phones. PRINTING AND COPYING: We do not provide any printing or copying facilities. GUEST will be directed to FedEx Office Print nearby. IDENTIFICATION OF PRODUCER OF PROGRAM AND LOCATION: No advertising or publicity of any nature may state or imply that we sponsor, endorse, or is responsible for GUEST’s activities during the period of use. PUBLIC COMMUNICATIONS: Any phone calls, voicemails, emails or inquiries by public or press will be directed to GUEST. PROMOTION: GUEST will not be listed on our website or events calendar. FOOD AND BEVERAGE: GUEST will follow and abide by all standing rules, regulations and guidelines of the Washington State Liquor Control Board as well as our policy. Absolutely NO alcohol is allowed in any of our facilitites or classrooms unless required alcohol permits have been obtained and kept available for inspection during the event. If GUEST is planning a catered event, GUEST acknowledges that all catering must be provided through our exclusive catering partner Cafe Bon Apetit. STRIKE AND STORAGE: All materials belonging to or brought in by the GUEST must be removed from the premises at the end of the Facility Use period. The GUEST is responsible for walking through all areas of the FACILITIES to ensure everything is removed. Any materials left behind will be stored at GUEST’s expense for a fee of $150 per day. DISTRIBUTION: It is the GUEST’s responsibility to ensure that the information in this AGREEMENT is shared with all necessary members of the GUEST’s company and any vendors, third parties or invited guests. GUEST is responsible for full compliance, as well as any consequences or fines that result from non-compliance.

Guests may cancel their Booking until 90 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 90 days and 14 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price.
