-Our location is the sole property at the end of hillside cul-de-sac. Since we have only 1 neighbor, we typically have 6-8 available street parking spots in front of our property, depending on size of vehicles. -There is a dedicated parking spot at the top of our house, as needed. - At the other end of our street, there is abundant overflow parking (typically 15+ spots) on both sides of a small, local park. Perfect area for base camp to shuttle up for larger productions.

Living Room does not have black-out curtains but the peak light is during dusk and looks quite lovely. Other interior rooms have curtains but they are not blackout.

Dead-end quiet street. Quiet neighbors. No appliance noise. ambient traffic noise from Figueroa St (.5 mi away) 134 freeway (.75 mi away)

We have no neighbors at the cul-de-sac so access to load in and out is assured. Loading trucks do not need to be moved.

BOOKING: To ensure your event is a success, please be clear & upfront about what you are planning. Each booking request should include the following: *Desired date(s) *Max number of Cast / Crew / Clients *Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down. *Equipment - Please specify any oversized or heavy or specialty equipment that will be brought onsite. PLEASE NOTE: All booking start and end times are inclusive of setup and tear-down time, so please include that in your reservation. *IMPORTANT: The hourly rate is specific to the number of attendees. An attendee is anyone that Production brings to set including: Crew, Caterers, Clients, Talent & Associates of the Talent. If your headcount is going to exceed the rate you booked, please let us know ahead of the shoot so the rate can be amended. Any attendee overages that occur **without notice** on the day of the shoot will be billed at the appropriate hourly rate PLUS a flat $100 fee per excess person. OVERTIME-- If you go over your booking time, you will be charged Time & 1/2, billed in 30-minute increments. NO Glitter allowed on the premises. NO PETS/ANIMALS NO EARLY ARRIVALS. Gates to the property are locked and the Booking will begin promptly at the scheduled start time. Inform your team that if they arrive early, they should wait in or near their vehicles until the Host comes down to greet them. NO smoke machines or haze machines or special effects sprays/substances of any kind allowed without explicit permission of Host. CRAFTY/MEALS - All Crafty/Food Services and Meals should be staged outside. No eating indoors. Please bring pop-up tents, seating, tables, as needed. FLOOR PROTECTION: - We provide up to 7 sets of tennis balls for the feet of all light & camera stands to prevent floor scratching. If you have need of additional, please bring the extra sets. - DO NOT drag furniture on the floor. - ONLY paper tape on the Floor, as needed. No gaff or duct tape allowed. - Any damage to the flooring, such as scratches, gouges, or damages to the finish by Production will result in a full, professional refinishing of the damaged & surrounding floor area from wall to wall, by a reputable, licensed vendor to be chosen by the Owners, and the expense of which, to be paid solely by Production. This will be billed in addition to time spent by owners moving furniture in/out of the work area to accommodate floor refinishing (@$100/hr, 1-hr minimum per day of labor). SURFACE PROTECTION: Please make sure crew/client/talent does not place water bottles, beverages or gear directly onto any wooden tables, cabinets, surfaces so as to prevent scratching and rings. SMOKING: NO smoking allowed indoors. If smoking outdoors, Please dispose of all cigarette butts in trash bins. STAGING: Furniture may be moved for shoot -- but must be returned to original setup before departure. Please take photos for reference of initial setup to assist in re-staging later. Exceptions: 1) Turquoise Couch in sitting room & Bed in the bedroom are Not to be moved 2) Art & Wall Hangings can ONLY be moved by the Host. Please ask for assistance. CLEANING: you will be responsible to leave no trace behind, take out trash, return everything to original setup. Only food & beverage trash my be placed in our trash/recycling receptacles. Any boxes, or other excess should be taken offsite. Note: Do not place ANY trash in our neighbor's trash or recycling bins under any circumstances. DAMAGE -- Accidents happen, but we require that Production inform us if anything is damaged during its use. A walk-through is required before and after all bookings. AVAILABILITY: 7 am to 10:00 pm

Furniture cannot be removed from the building without special permission. The serpentine couch in the sitting room is the only piece that cannot be moved whatsoever. Wall decorations can be removed, at the request of the client, but will be done so by our onsite manager not Production.
