Property Rules:
- There is no smoking inside the building or outside, including the parking lot, no exceptions.
- No minors may be present without adult supervision.
- We kindly ask that guests stay within designated rental areas at all times.
- Guests are asked to keep noise levels to a minimum outside and in the parking lot area as there are residents nearby.
- The stairway is to be kept clear at all times
- It is prohibitive to bring any hazardous or illegal materials onsite.
- The renter is responsible for any and all damages incurred during rental.
Cleaning Policy
We are firm believers in leaving a space as you found it. Therefore, all renters are required to complete their own set-up and clean-up. It will be your responsibility to clean up completely, including sweeping the floor, disposing of all trash, and removing any items brought with you when you depart. If you need extra help with clean-up, please let us know.
Insurance Requirements
All production is required to carry production insurance commensurate with the size of production. Certificates will be required prior to start of production.
Permit Requirements
All production must obtain the required permits for filming
Notifications
All production must administer neighborhood notifications of filming as required by the city of Los Angeles prior to start of production

All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
About the Space
Penthouse creative studio is centrally located near Union Station outside Downtown Los Angeles. Adjacent to the 5 Freeway and minutes from the arts district, China town, and Little Tokyo. This loft has 3000 sqft of usable space with modern industrial architectural style. Excellent natural light, exposed beam ceilings, concrete walls, and ironwork throughout. Large windows on North and South sides offer stunning views of the the city. Out of respect for neighbors, parties will not permitted in this venue. Ideal for: Photo shoots, art exhibitions, gallery space, product launches, fashion shows, pop up stores, startup office, networking events, interviews, offsite meetings, industrial design events, rehearsal dinners, receptions, bridal/baby showers, private gatherings, dance sessions, acting rehearsals, and movie screenings. Amenities: 3,000 sq ft (excludes rear artist studio *not pictured*), Kitchen for self service or catering (stove, microwave, fridge), high speed internet WiFi, desks, seats, ample power supply, washer-dryer, and private enclosed ~280 sqft office with 3/4 bath. Parking in gated lot. ***Kindly Note: Loft is located on 4th floor with stairway access only (no elevator). All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.Flexible
Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Yes, I would book again.
Nathan was a tremendous help and pleasure to work with while booking and using this space. The space itself was a perfect fit for the video shoot we used it for and had plenty of additional workspace area for our client to use during down time. Keep in mind there is no elevator, only narrow and steep stairs. So this might not be a good fit for anything requiring heavy or large amounts of equipment or furniture.
