Look no further as we have you covered in the most cultured district of the entire Bay Area in the heart of the beautiful Mission district! Since our studio is located underground, being able to control light will be at the palm of your hands! You are more than welcome to use our white seamless background equipped with C stands, continuous lighting (GVM), light reflectors, clothing rack, extension cords, and more at NO ADDITIONAL COST. Premium lighting equipment also available for rent. While the office is fully furnished, we are willing to assist you for clearing and arranging the studio to fit your needs. Furniture can be cleared out if arranged ahead of time. More of a visual person and need to preview before booking? No problem, we one of the very few hosts to give you a chance to view the area prior to your booking! We promise to be the most supportive hosts who will respond to your needs within minutes so you will never be alone! As long as you are happy, we are happy. There is an additional 24 inch monitor with speaker on the conference table set with HDMI cords for computer projection. Other great amenities include hi-speed Wi-Fi, commercial AC/heater, bluetooth speaker with sub-woofer, vinyl player, water dispenser with hot and cold water, hand washing sink, ping-pong table, classic games (Cards Against Humanity, Jenga, Connect 4) and more. The office space is accessible via public transportation being about a 10 minute walk to BART - either 24th St. station or 16th St. station. If you don't feel comfortable taking BART, you can find an Uber or Lyft anywhere across San Francisco as they typically will take 5 minutes or less to come to you. Feeling more adventurous? Valencia street is one of the most bike friendly place in the world with bike lanes everywhere in the streets. In a prime location on Valencia street, you can explore the beautiful art and culture of the area with book stores, bike shops, local thrift stores, vinyl record shops, and new age coffee shops. Hungry? The Mission district has a lot to offer from of the best salads (Souvla), cheesesteaks (Jay's Cheesesteak), pizza and baked goods (Arizmendi Bakery), cookies (Anthony's Cookies), ice cream (Smitten) and the best burrito in the universe (La Taqueria). Food is more than welcome to be brought into the space as long as it is cleaned up and disposed of properly. Ask us anything to make your off-site meeting the most successful it can be!

Parking description

There is metered parking right in front of the studio on Valencia street which will end at 6PM which then it is free. Residential parking is available adjacent to Valencia street which will be 2 hour parking lasting until 8PM; please be sure to read the signs for the hours of operation to ensure you will not get a ticket. There are no windows, however there are plenty lighting options which are available inside of the space to provide greater light control to adjust to your needs

Space is not soundproof

Ambient noise description

Due to the current times, our neighbors who is restaurant is not functioning in definitely. Thus, we have no neighbors and neighboring sound should not be an issue. Since we are on the basement level, there would be no sound coming from the street level. We do have a refrigerator and a ventilation system and so you may want to have the shut off if you do hear of them. We urge our guest to keep the door shut at all times during filming.

Typically we have one flight of stairs which you will have to go down and bring your supplies. However under special requests, please let us know if you would like to use the elevator and I can put in the request with our landlord.

Electrical system description

There are multiple outlets located throughout the studio space. If you do need to access the circuit breaker, you will access the circuit breaker next to the men’s room outside of the studio.

General Rules

Please arrive promptly to your booking. 15 minute grace period allowed. If more than 15 minutes late without any prior communication of late arrival, your booking will be considered abandoned Please keep the studio door closed during the entirety of your booking Please keep the bathroom clean as it is shared with the upstairs restaurant If you move furniture, please move it back to where it was at the time of entry ($100 furniture move fee if furniture not moved back) Do not crowd the front door on street level. Smoking outside need to be on corner street No pets (unless approved ahead of time or service animal) No smoking at all; vaping is OK ($400 smoking fee enforced) No use of any kind of fire Compost and garbage should be collected in one corner at the end of booking; not in recycling bin Lost key is $200 charge You break something, you buy it

Furniture and decorations may be moved

Furniture may be moved around as long as it is put back into place how it was at check-in. Wall decorations such as the grassy wall decor or the album covers must stay on the walls. In addition the album covers on the floor must stay on the floor as well.

Security cameras and recording devices

Security camera locations: studio entrance, storage room, bar area, blue lounge, conference table. Recording footage will not be used for anything aside for yours and our security. If you have any concerns about these recording cameras, feel free to let us know ahead of your booking so we can have them shut off for your booking. Do not unplug security cameras without prior consent otherwise a $200 incidental charge will be charged.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures

We use disinfectant spray for all commonly touched surfaces to ensure health safety. We have a large commercial ventilation system in addition to our HEPA filters for cleaner air flow. We have installed a sink inside the studio for proper hand washing with soap.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Disinfecting wipes or spray and paper towels
Disposable masks / face coverings
Hand Sanitizer
Disposable gloves

Had rented out the space for a client mixology mixer holiday event for a few hours and it was a hit. The space is huge and contemporary. Love the album covers on the wall. Great backdrop for pics and the conference tables were enough to host the mixology course. Definitely going to use the space again in the future for more client team building events. Great location too, close to Bart, close to restaurants and bars, lounges and shops. Can't go wrong with that. Thanks Matt, you are a great host and looking forward to doing more business with you!

The place is nice for shooting. It needs a clean though. They don't charge a cleaning fee, so I guess it's ok then. Some of the equipment present in the picture wasn't available which made the shooting slightly more complicated. The host was friendly and responds very fast. The overall experience was positive.
