High wood beam ceilings with exposed piping and polished cement floors give a modern look and feel of contemporary luxury. Utilize our six offices spaces for pre-production meetings, creative meetings, workshops, product launches, off-site business meetings, presentations, corporate training and seminars.You will have access to our 300 SF commercial-grade kitchen and parking in our gated parking lot. Our production office space is a separate entity from the studio. SECURITY DEPOSIT: • A refundable security deposit is required • Security deposit amount is determined by scope and scale of event • Security deposit will be refunded at event wrap -- less any damage costs -- determined in a daylight walk-thru with host and event rep INSURANCE: • A certificate of liability insurance is required • Liability insurance is also required for any vendors (caterers, mixologists, DJs, etc.) CLEANING FEES • A cleaning fee is required • Cleaning fee is determined by scope and scale of event • Trash bags that cannot fit into on-site bins must be removed from property, or are subject to a $10 fee for each trash bag or box
Please respect the space and leave it how you found it. Renters are responsible for any and all damages. Please be prepared for a final walk-through at the end of your shoot. All crews should wrap with enough time to clean and vacate their equipment by their designated end-time, otherwise overtime will be charged. EQUIPMENT-- Company agrees to provide equipment in good working order, but makes no special guarantees as to said equipment’s functionality or suitability to Renter’s purposes. Renter shall notify Company immediately of any malfunction, damage or other issues with the equipment. *Please inquire about equipment list for rent.* DAMAGE-- Renter shall be solely responsible for any damage to Company’s property or equipment that occurs during the time Renter or his party occupies the Premises. Damage deposits will be held until repairs can be made. If the damage exceeds the amount of the damage deposit, Renter agrees to pay reasonable additional repair costs to bring damaged equipment back to working condition. Renter agrees to pay for damage to the Premises including spills, excessive wear, marks or stains on furniture, fixtures or painted surfaces. CONDUCT-- Renter shall be solely responsible for the conduct and welfare of all persons accompanying Renter while on Company’s Premises. Renter agrees that a Company representative may, at Company’s sole discretion, be present at all times. If the representative observes or otherwise becomes aware of dangerous, pornographic, illegal or negligent practices or activities, the representative reserves the right to stop the shoot and may require Renter and Renter’s party to leave immediately. In such case no refund will be given for unused time. However, Company and its representatives assume no responsibility to act in such cases. AGE OF MODELS-- Renter is solely responsible for verifying that all photographic subjects are of legal age. Studio has no responsibility to determine or verify the age of participants in the renter’s activities but reserves the right to demand proof of parental consent if models or photographic subjects are under the age of 18 and to end those activities if Company becomes aware that legal age violations are occurring. Studio is not liable in the case of an invalid ID or any other form of age verification INSURANCE-- Businesses, Corporations, Production Companies and other legal entities may be required, prior to rental, to present a certificate of general liability insurance naming Studio as additionally insured on the dates of the rental. If so required, Renter’s liability insurance shall be deemed primary and noncontributory insurance in the event of any claim or suit. Liability insurance shall be Commercial General Liability with a minimum of $1,000,000 per occurrence & annual aggregate. CLEANING & TRASH-- Renter agrees to leave the Premises and all contents and fixtures in the same condition as they were when Renter arrived. Renter will dispose of trash collected in the supplied trash cans. Renter must discard larger items, such as props and set pieces, in the metal disposal bin behind the studio. Disposal of large amounts of garbage due to large sets may also accrue additional costs. All items brought to the Premises by Renter are to be removed by Renter. Items left after 7 days will be assumed abandoned and may be discarded. REGARDING RENTAL HOURS-- The hours you book the studio are the time you arrive at the studio to the time that you leave, including setup and breakdown/cleanup, so you must compute the hours you need. If you are not out of the studio by the end time off your booking, we have to charge for that, and it's done in 1/2hr increments at 1.5X the rate. ADDITIONAL CLEANING CHARGES-- Since the studio is supposed to be returned to us in the condition that it was in when you rented it, any confetti, or other items that we need to clean up, if they require extensive cleanup we will have to charge for that according to the time it takes to clean up at the regular studio rental rate - if it's 15 minutes, you would be charged $25 for example, if it’s 2 hours, that’s $200 in cleaning fees! This is only due to the fact that people are unable to rent the studio after your booking until it is clean enough for them to use it. No sand or dirt or other substances allowed in the studio that are difficult to clean up easily. FILMING, PHOTO & PRODUCTION-- *Please include the following* *Total number of crew & talent *Desired date(s) & if flexible *Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down *Equipment & lighting specs *Shot list to make sure our studio can accommodate. PLEASE NOTE: Posted price per hour is for a crew of 15 people max including crew & talent. Larger productions are welcome & subject to higher rates. All bookings start & end times are inclusive of setup & tear down time, so please include that when booking your reservation. If you’re interested in multi-day, note that an additional fee may be charged for overnight displacement. All bookings requested the day before the booking start date without prior discussion and coordination are subject to denial or cancellation. SCOUTING-- We're happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability and will not be accommodated during other guests' reservations/productions OVERTIME-- If you go over your booking time, you will be charged time & 1/2. We're happy to offer a 20-min grace period for load-out, but do not allow early arrivals. PARKING--Company's parking lot has 30 parking spaces for the Renter's use. Street parking can be found on the side streets of Hayden Tract or Renter can park at the paid parking lot located south of the building. LOADING/UNLOADING-- You will have access to two Roll-up Doors to load/unload your equipment. Renter shall be responsible for any damage to the Company’s property that occurs during the time Renter or his party occupies the Premises. Damage deposits will be held until repairs can be made. If the damage exceeds the amount of the damage deposit, Renter agrees to pay reasonable additional repair costs to bring damaged property back to working condition. ADDITIONAL RULES-- No pets allowed without prior consent of a studio representative. No children under 12 without prior authorization Minimum of 48-hour notice is required for the use of child or animal performers. Guest is responsible for securing any needed permits. Please ask if you need help with this and we can direct you to City Ordinance. No Adult Film Productions allowed.
Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more
