The home is located at the top of the Hollywood Hills on a cul de sac off of Mulholland Drive. The neighborhood is extremely quiet with very little street traffic

there is a large driveway that can hold up to 8 vehicles. This area acts as the loading zone and can hold vans and small cube trucks. All vehicles must unload and park on property. NO STREET PARKING.

If left on too long it could freeze and shut down. WATER: California is in a Drought. Please minimize shower times. This is a very serious issue for Los Angeles! Also the master shower has it’s own heater & water softener so it uses twice the normal water so please don’t let it run too long. It heats up very quickly. Internet: User is Starbucks Free Wifi 5G Password is Mochalatte AUDIO SYSTEM: (IPAD Controlled) (You can use your own spotify account for your personal playlists. I have Netflix and HBO here as well. There is also Apple TV if you know how to use it click the “Back Arrow” in Lower Left Corner to get back to the Home page For TV Go to MAIN MENU touch desired room/area to turn on select Source- For TV use Direct TV For Netflix use “Apple TV” for Kitchen simply touch Kitchen and then Directv and it will remotely turn Kitchen TV on Always Touch ROOMS OFF when finished with Audio System so the System doesn’t Overheat! POOL: Do Not, Under Any Circumstances, Touch the two Black Heat Pumps or walk inside the pool equipment area. The Heat Pumps should never be set above 82. They will blow the breaker. Towels: You are welcome to the towels but please do not take these home. You will be charged for any missing towels. During the Winter Months (Nov-April) we don’t heat the pool as it’s too cold to really go in and the pool is huge. If you wish for the pool to be heated during the October -May, please give us 4 days notice and a fee of $150 a day will be attached. We have found that when people ask they still don’t use it! During May-October lower rate for pool of $75 a day applies EVENT/PARTY: DJ's are not allowed unless otherwise agreed to. I have an incredible sound system that covers all interior and exterior so no need for DJ unless otherwise agreed. Uber /House Assistants are required, 1 for every 20 guests to insure house, neighborhood, noise, and parking issues are all avoided! Depending on size of event, 1 will be stationed inside to prevent damage to artwork, plaques and irreplaceable items. The assistants are paid by the client, not the owner, at a rate varying from 22-30$ an hour and will arrive half hour before the client and half hour after event and all guests. Production Trucks: Any vehicle large enough that it makes a beeping noise while reversing will incur a fee of $100-200 per truck (unless agreed otherwise) if they are dropping off and picking up later. We discourage large trucks because they block traffic and disturb neighbors and are signs of a large party. Owner may be on property solely to prevent any issues with city claiming it's an AirBnb party house, which this is not! We only host events that are organized with guest lists, music can be loud but not disturbing neighbors. Owner on premises assures neighbors this is not a rental party house. Owner is an entertainer, knows how to have and throw great events, but will not bother client or get in the way unless there is an issue, which there is usually none! PARKING: You may park up to 4 cars on the property. All guests must Uber or Lyft. This is due to the absolute demand that no one can leave the house from their own vehicle if alcohol is being served. In addition, cars block the neighborhood and LA City has cracked down hard on events. Parking issues is the biggest complaint, and I have a clean record, however neighbors will complain and we must respect them! Tell your guests to Uber only or a fine may be imposed if we receive any complaint. NOTE: Any Breach of the guidelines will result in forfeiture of full security deposit & removal from premises. Thus, if there is an specific agreed amount of people and more attend (sleep or even "drop by"), you will lose your full security deposit. Very nice people often rent the house and decide to throw even a small party without full disclosure. This will not be tolerated and you may be removed. I take the well being of my neighbors and full transparency very seriously. We can work out fees for any event but you must be honest. Also no filming unless specifically permitted in writing. The estate is a film location with agents and permits and we charge accordingly. Any breach of this rule will result in full security forfeiture and removal. Important: Any Breach of any of the above guidelines will result in full forfeiture of security deposit and removal from premises. I am fully dedicated to keeping my neighbors secure and happy. Neon, Firepit, and Outdoor Projector are only available for special events and will incur separate fees. At Bonnie Hill the 15' firepit can be used at $75 per hour.; Unless otherwise agreed in writing, any time past written check out time is considered late check out subject to additional fee up to one day rental. This interferes with other bookings and maid services. For the security of the inhabitants, neighborhood, guests, and property, the estate is equipped with security cameras for protection.
