At the Center of Garfield Historic District, in the heart of Downtown Phoenix, The Charles Allen Hunter House is a 1925 Craftsman Bungalow that has been beautifully & tastefully remodeled by Kaiserworks. Large windows, white oak floors, a spacious living room, an expansive porch w/ porch swing, interiors warmly appointed w/ modern touches make this a charming 1st class home that is walking distance to: Convention Cntr, Stadium and Arena! 2 incredible restaurants are located only 4 houses away! The Hunter House is a classic Craftsman Style Bungalow built in 1925 with an expansive front porch that has direct view to the Phoenix skyline. While this 3 bedroom 2 bath, 1,600sf Historic Preservation gem has been designated a Historic Contributor by Historic Preservation, the home is equipped with all the modern comforts you would expect from a Kaiserworks Design project: keyless keypad entry, a 50" Roku Smart TV, furniture by Design Within Reach and Kaiserworks, as well classic modern pieces like the Eames wire dining chairs around the dining table , a new 3 ton heating and cooling system, local artwork by artist Danielle Hacche. Top tier bandwidth anticipates multiple guests streaming wirelessly on multiple devices both inside and outside the house. The kitchen is fully equipped to cook a feast and host a substantial group, complete with red and white wine glasses, a charcuterie board, serving dishes, a stock pot, etc. The kitchen is also equipped with a full size refrigerator, Bosch dishwasher, microwave, KitchenAide convection oven, disposal and full size washer and dryer. Because this home is furnished with high end furniture and original artwork, we kindly ask that guests respect the nice things that make the Hunter House interior so nice. Please do not eat on the sofa or put shoes on the sofa. This is an excellent house to entertain guests in but it is not a party house. This is a quiet residential neighborhood that maintains outside quiet hours after 10:00pm. While this home is great for entertaining guests, the neighborhood does not welcome house parties. If you will have more than 15 people on the property at any one time, please request permission first, and discuss the nature of your gathering with your host. For events with more than 15 people we charge an additional event fee: $120 minimum. Please discuss your event with your host for more details. Thank you! The house is organized with three bedrooms along the east side and the living, dining and kitchen areas along the west side of the house. One of the three bedrooms has a dedicated bathroom with shower, toilet and vanity, and the other two bedrooms share a common bathroom with shower/tub vanity and toilet. Guests of the Hunter House have access to two off-street parking spaces in front of the house as well as plenty of on street parking, a front yard fire pit area surrounded by six adirondack chairs. The front porch is equipped with a breakfast table, porch swing, sitting bench, potted plants and bird feeders that bring nature right to your front door. You can easily make an afternoon of watching the birds and pedestrian traffic from people walking to and from the nearby Gallo Blanco and Welcome Diner restaurants, and Pueblo plant store - all located only four doors east of the house. The beautiful sitting porch of this home gives you a first row view into this vibrant neighborhood area - from it you can see both the downtown skyline, only a few blocks away towards the west, and people enjoying Sunday brunch at Welcome Diner, located only a few houses away towards the east. Guests have access to the entire first floor of the house and a private backyard area with a gas bbq, fire-pit, large communal picnic table and butterfly lounge chairs. The home is comprised of a large living room, dining room, and kitchen, as well as three bedrooms (that sleep two people each), and two bathrooms. Two of the bedrooms have a queen size bed and one bedroom has a full size bed. The main bathroom has a bathtub with shower, toilet and vanity and is shared by two of the bedrooms. The smaller bathroom is has a shower, toilet and vanity and is integrated into one of the bedrooms. The living room is equipped with a 50" Roku Smart TV. There is a Design Within Reach "Tuck" Sleeper Sofa in the living room that can sleep two additional adults. Quickly convert Tuck from sofa to sleeper simply by lifting up the front cushion by the upholstered bottom rail and pulling it toward you. The dining table seats 6 and the kitchen island an additional 3. Walking out the back door of the home you will find a private garden area enclosed by a beautiful cedar wood slat fence with a large grey flagstone patio area in the center. This backyard area is dedicated to this Airbnb and is equipped with a large community table, fire pit, and lounge chairs. There is a gas bbq accessible through a gate on the west side of the property. Trash and Recycling Bins are located through this gate as well. Garden lights uplight trees in the garden and automatically turn on at dusk. The edges of the patio area are planted with a lush and diverse plant and succulent garden that is curated and maintained to be kid-friendly. There are no long-spiked cactus. A vintage airstream trailer is located at the north end of the property, beyond the confines of the cedar wood fenced area in a separate part of the yard that is occupied by a pianist and mountain climber named Michael. There is also an independent apartment on the second floor that occupied by Vincent, a landscape architect and artist. Both of these secondary residences have independent access to the property through a north gate off the rear alley, insuring full separation from the main house and maximum privacy for this incredible home. Other things to note: Things to do while staying at the Charles Allen Hunter House include: bird watching and people watching from the front porch, making coffee, tea, breakfast, lunch or dinner in the beautiul kitchen, watching a movie in the living room, sitting around the fire pit in the front or back of the house, lounging in the adirondack chairs on the porch, walking two doors east to Welcome Diner or Gallo Blanco, two very nice neighborhood restaurants. Historically, most of our guests prefer to go to one of our many local cafes or restaurants for breakfast. For this reason, and because we don’t want to waste food, we provide simple breakfast options of oatmeal, with optional almonds, cranberries, sugar, honey, as well as a few other cereal options. Coffee beans and tea are also provided. Complimentary milk, creamer, and water are available in the refrigerator. One final note, much of the furnishings and artwork in the house are original pieces by local artists and designers, and much of it is for sale. OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. FURNITURE Please notify us in advance if you need to move furniture in the space to suit your event needs. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. Please refer to Peerspace’s Terms and Conditions for all other rules.
Guests may cancel their Booking until 30 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 30 days and 7 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price.
