HOSTED PROPERTY:
This is a hosted private residence. This means that the owner or owner's site representative will be present during the event; however, we have strict policies on the host and/or host representative not integrating into your party. They will be on-site but on standby for support for your event such that any venue would have professional staff available to make your experience positive. Typically the host/representative will help you with moving furniture, minimizing damage to property, protecting your deposit, showing you where to find items and utilize the upscale appliances which are not exactly intuitive by design. Comfort controls, ceiling fans, sound system, patio outdoor sound system, outdoor cooling, all available for your use, however, you will need my on-site rep or myself to guide you. As the owner I insist on a clear communication and will be open to most alternative ideas for your event within reason and liability management. Just be open about your plans and I may be able to enhance your guest experience from decorations to DJ to live music or fire eater entertainment. We have done it all.

BATHROOM ACCESS
Entry to bathrooms may be through private bedroom areas that have limited access. Signs will direct guests to bathroom area and guests are not permitted to cross barriers or enter the designated private areas as indicated by signage.
There is an additional bathroom available as an add on subject to availability.
BEDROOM ACCESS:
Generally the events are restricted to the main areas of the house: Great room, kitchen, dining, patio, entry ways, backyard, backyard patio, front seating area. Bedrooms, if available must be booked in advance and must be by contract at the sole discretion of the owner. This is not negotiable. Residents live on-property so entering their private spaces is not permitted without advance preparation. Residents will NOT be lingering around and are not permitted to join your party without the written permission of the owner/host. Residents and rooms marked "Private" will have limited access during your event without your advance notice. (meaning that non-guests of your event with exception of host will not be coming and going randomly without text message or verbal approval by you as the event guest). The spirit of this rule is to provide you and your family or group with confidence that although we have disclosed there are residents that live on-property, as host I will make reasonable efforts to make sure that your party is secure in knowing that there will be no surprise un-known visitors during your event. Note this is not contractual and at owner sole discretion: communication is key and our goal is to provide you with a positive experience.
Alcohol Policy - Booking Guest is responsible for all liabilities related to alcohol consumption on the property of any and all kind, and specifically responsible for all associated behavior, guest illness or contingencies related thereof. IF owner determines that special cleaning is necessary or an emergency cleaning, an appropriate fee will be determined at the sole discretion of Owner.
OVERTIME
Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate.
CLEANING / DAMAGES
Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests clean up and leave the property free of trash, sweep floors and wipe counters and cooperate with host for mutual satisfaction. Cleaning fee includes additional light cleaning and some supplies can be made available. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours.
Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace.
FURNITURE
Please notify us in advance if you need to move furniture in the space to suit your event needs.
KITCHEN COUNTERS/FOOD
Kitchen counters may be damaged by acidic liquids, wine or bleach. Wipe up spills or juices immediately and use protective cover, coasters or placemats to protect from damage.
MISCELLANEOUS
There is no smoking allowed inside the space. No smoking inside the home. Smoking may be permitted in the backyard patio deck and front patio smoking as long as noise is not an issue, it is not a nuisance and remnants are properly disposed in cigarette cans (provided). Do not extinguish cigarette items on pavers or property and do not ash on furniture.
No glitter or confetti can be used.
Noise restriction after hours 10:30pm onward without special arrangement.
SECURITY DEPOSIT
A security deposit may be required depending on the activity and number of attendees. This amount will be collected following current Peerspace policy, using credit card (PayPal) or Zellepay or other allowed method and returned upon final inspection, if your event resulted in no damage. If damage exceeded deposit an additional claim may be filed through the Peerspace platform or insurance carrier, whichever applies. Other additional costs, such as additional guests or add-ons will be collected through Peerspace processing.
Please refer to Peerspace’s Terms and Conditions for all other rules. A supplemental guest agreement to cover details that may not be addressed in Peerspace's standard terms may be required at the sole discretion of Owner/host.
