Additional attendees or more extensive equipment will incur additional fees. > RENTER ACCESS: THE STANDARD (DISCOUNTED) HOURLY RATES ALLOW YOU TO USE ONLY MAIN FLOOR*. UPSTAIRS, BEDROOMS, ROOF TOP (IF APPLICABLE) ARE OFF LIMITS UNLESS PREVIOUS APPROVAL WAS GRANTED. (*MAIN FLOOR: LIVING ROOM, KITCHEN, POWDER ROOM & BEDROOM W EN SUITE BATHROOM, POOL, BACKYARD) ***To gain access to the upstairs (entire house) depending on the rental amount, $500 may be charged additionally. > ATTENDEE (FOOT TRAFFIC): Total attendee/foot traffic is calculated by “each” person who enters the property, -including garage- throughout the entire rental hours (you, your team, vendors, mover, caterers, crew, talent, guest and etc). > EXTRA CAST/CREW/GUEST CHARGES: Extra, undeclared people on shoot/event day are charged at 1.5 x your per person/hourly rate. > OVER-TIME: Start and end times are inclusive of setup and tear down time. Overtime will be billed in half-hour increments at a rate of our stated hourly rate. Be sure to plan for any set-up and take-down for decorations and vendors. All bookings must conclude by 10pm. *STANDARD START TIME IS 9am, IF THE START IS EARLIER THAN 9am, RENTER WILL BE CHARGED A $250 EARLY START FEE. > TO SECURE THE RESERVATION YOU MUST SIGN OUR RENTAL CONTRACT (via DocuSign) > ON SITE MANAGER (SITE REP): Our villa manager is always on premises and is available to assist you throughout the production/event, she makes sure everything goes smoothly. Site rep fee is determined on a case by case basis. > REFUNDABLE DAMAGE DEPOSIT: Depending on the size of the shoot/event min. $3,000 is required. Deposit will be refunded in full, if there are no issues at the departure. Damage repair costs will be deducted from the deposit. > FLOORS & WALLS / LOAD IN & OUT: - BEFORE LOAD IN, YOU MUST LAY DOWN FLOOR PROTECTORS FOR PATHWAYS. FLOORS SHOULD BE COVERED IN AREAS WHERE CREW WILL BE WALKING. - WHILE SHOOTING, MUST PLACE LAYOUT BOARDS UNDER EACH STAND, CAM & TRIPOD. - TO PREVENT ANY SCUFFING, MUST HAVE TENNIS BALLS ON THE ENDS OF EACH STAND (TRIPODS & ETC) - KITCHEN COUNTER TOPS, BATHROOM TILES, SINKS OR ANY DELICATE SURFACE SHOULD BE COVERED IN AREAS WHERE CREW OR VENDORS WILL BE PLACING GEAR. - MUST NOT LEAN ANY GEAR, BOXES ON WALLS, DOORS OR FURNISHINGS. > PARKING: UP TO 2 CAR PARKING AVAILABLE ON THE PREMISES. 2 hour free street parking. Vehicle and equipment parking should be planned in a way so as to avoid congestion on the street. > IN-HOUSE CATERING & CHEF: We are happy to provide our in-house chef & catering services. Custom tailored to each guest’s requirements: Fusion, BBQ, Asian, French & Italian Cuisine or special organic, vegie, diet menus with signature cocktails, juice, coffee & champagne. Please inquire to receive a customized proposal. > IN-HOUSE VALET PARKING: Reach out to receive a customized proposal. > IN-HOUSE FLORIST: Reach out to receive a customized proposal. > WALK THROUGH: The property will be INSPECTED, sanitized and cleaned PRIOR TO RENTER’S ARRIVAL. A walk through will take place before and after filming is completed with representatives of the RENTER and ON SITE MANAGER if any loss or damage has occurred as a result of the production. *MISCELLANEOUS: > Upstairs bedrooms are OFF LIMITS, unless previous approval was granted. > BATHROOM: The designated bathroom is on the ground floor. > FURNITURE: Furniture can only be moved by host’s approval. RENTER is required to obtain prior permission to move furniture before/during events/shoots. Please inquire about our list of items that either cannot be moved or require additional fees. > CLEANING: The cleanup fee covers basic cleaning, additional charges will be applied if space is left as a mess. > NO SMOKING / NO PETS. > INSURANCE: Peerspace insurance does not protect homeowner against property damage. To protect against that we require all of our renters to provide us with proof of production insurance naming us as an additional insured. All events, filmings & shootings are required to obtain a certificate of insurance (COI). Renter must provide a certificate of insurance (COI) evidencing the event/production’s coverage. Our name, (LUXJB, LLC) and the property address must be named as "additional insured”. Please inquire to see our COI preferences. Events are required to obtain event insurance through this link (be sure to choose the correct type of event from the drop down menu): https://www.theeventhelper.com/#iHlgN7 > PERMIT REQUIREMENT: According to the City of Los Angeles, Division 22, Chapter 13, Article 8, Section 22.350 of the Los Angeles Administrative Code, a temporary use (filming) permit is required for all on-location filming of a commercial nature, conducted on both public and private property, within the city’s jurisdiction. It is the responsibility of the RENTER to determine if they need a filming/photography permit from Film L.A. LUXJB is in no way liable for any penalties that the production may incur due to their failure to secure a permit. Renter shall obtain necessary permits from FILM LA: https://www.filmla.com/for-filmmakers/permits/ > WEATHER CONDITIONS, HURRICANES, STORMS, ACTS OF GOD, PANDEMICS, GOVERNMENT ACTIONS, ETC.: RENTER assumes the risk of any and all causes that may require the RENTER to cancel his/her reservation. There are NO REFUNDS for any occurrences whatsoever, whether natural, man-made, or other, including but not limited to, tornadoes, hurricanes, storms or other weather conditions, pandemics, biological outbreaks, any governmental actions of any sort, Acts of God, armed conflicts, or civil disturbances. The aforementioned list is illustrative only and does not constitute an exhaustive list of occurrences that may cause a renter to cancel. Optional insurance is highly recommended for RENTER’S protection through a third party provider. In the event any occurrence results in the cancellation of the booking by RENTER, HOST will not be held responsible for the RENTER’s cancellation nor for the refunding of any payments. Guests may cancel their Booking between 30 days and 7 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Amazing!!! Ana our host was SOOO helpful and really took her time to show us the space and help us out with anything we needed. The home is beautiful and was absolutely spotless. Wifi was also really great. Very excited to continue booking through Ana using the other rental properties they offer!

The location is fantastic, beautifully designed, and worked so well for our shoot. Besides that, every way you point the camera has an amazing background and great natural light. Julia was very accommodating and helpful, I would definitely book here again.

This space worked out so well for an offsite meeting with a small team of 13. Ana was incredibly helpful and accommodating throughout the planning process and the day itself. The space itself is beautiful and looks exactly like the pictures, though I would say in person it felt bigger than what I expected. Would book again!

We absolutely loved the space. The villa was everything we needed for our off site creative meeting. Stunning design and decor. The in house private chef was top notch and made sure we are well taken care off. Our creative meeting flowed amazingly and I cannot wait to use the space again! Julia was incredibly accommodating and very easy to communicate with.
