Before going any further, the most important house rule of all is that you simply please respect our space, which is also our home, and the building. Our building is live/work community and has a low tolerance for noise disturbances such as excessively loud music, screaming, stomping, etc. To avoid interruption of your rental, please be respectful of our home and our neighbors. No DJs, or outside speakers and amps are permitted.
RULES
All activities and people must remain inside of our unit. The common areas of the building (lobby, stairwells, hallways, etc.) are off limits and may not be used for any activities including, but not limited to filming, photographing, staging, storing equipment, or congregating. You may not place any signage or flyers anywhere outside of our unit (building exterior, elevator or other common areas).
Typically, one of us will remain on-site during rentals to assist you with anything that may arise, but we will do our best to stay out of your way at all times.
All booking start & end times are inclusive of setup & tear down time, so please include that when booking your reservation. If you’re interested in multi-day, note that an additional fee may be charged for overnight displacement.
SCOUTING - We're happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional scouts will only be permitted once the booking has been accepted. All scouts are subject to availability and will not accommodated during other guests' reservations/productions
PARKING - Street parking is extremely limited in the area so we recommend parking in one of the lots located around our building.
NO SMOKING - This building is a 100% SMOKE-FREE ZONE, including both private and communal areas and the unit itself.
NOISE - We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Also, please refrain from leaving the front or patio doors standing open for the sake of privacy, to minimize noise, and conserve energy(heating or cooling).
DAMAGE - Accidents happen, but we do require that all guests inform us if anything is damaged during their use. A walk-through is required before and after all bookings. We cannot be responsible for lost or stolen items.
ILLEGAL SUBSTANCES - The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation.
SECURITY CAMERAS - For security purposes, there will be security cameras active. Blocking, disabling, unplugging or tampering with the cameras will immediately end your rental. If a camera plug or wire is interfering with your production, let us know and we can move it if necessary. There are no cameras in the restrooms and we recommend using them for changing.
FURNITURE - Changes or movement of décor and furniture arrangements must be approved with us in advance, either or preferably prior to your rental date to avoid damage to fragile pieces. Jump on or excessively burdening furniture in anyway is prohibited. Cabinets, drawers, etc., and the contents contain personal property and are strictly off limits. No painting of the walls or drilling holes are allowed. If you would like to hang artwork, use command strips or similar products that can be easily removed afterwards. We highly recommend coordinating with us ahead of time.
PETS AND ANIMALS - Non-humans (dogs, cats, birds, etc) are not allowed without prior permission. This includes service animals. we are allergies to certain types of fur and cannot have them in our home for health reasons. If a fur bearing animal is brought in without permission, we will have to end the rental.
LOAD IN/OUT - Load in and out must have zero impact on our neighbors and surrounding businesses. Equipment must be brought directly to our unit, with no staging in the common areas and quiet voices must be used during that process. By rental end time, the location should be as it was when you arrived. This means basic cleaning, Putting all trash in the bins, and returning moved items back to their original location. We will take care of the rest.
SETUP AND CLEANUP TIMES
Set-up and clean-up time should be included as part of your total rental time. Please consider your setup and teardown needs for the evening and factor time into your booking accordingly. Per Peerspace terms, overtime charge at 1.5x. If you’re interested in multi-day, note that an additional fee may be charged for overnight displacement.
CLEANING FEE
Depending on the nature and size of your event, we will have to assess a fee in order to ensure the space is professionally cleaned and sanitized for the ongoing protection of all guests. Typically for smaller groups that leave the place in the same condition as when they arrived and don't have catering etc. this fee would be minimal but for bigger groups and events the cleaning fee would be higher.
INSURANCE - Proof of insurance is recommended for all events and productions. We recommend using The Event Helper (https://www.theeventhelper.com) , they offer low-cost daily insurance that covers all events, photoshoots, etc.
INTERNET - Internet access is provided as a courtesy, but please be aware that we can’t control outages. Internet traffic is also monitored, so please refrain from downloading any or explicit or illegal content.
PROHIBITED ITEMS AND ACTIVITIES - No firearms or weapons, helium balloons, lit candles, burning sage, confetti, glitter, smoke, powder, fog machines, and feathers are allowed.
