All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
About the Space
About Us: Betsu Studio is a vintage + modern retail shop and this location serves as a showroom and storage warehouse. We specialize in design from the 60s, 70s, and 80s, and our inventory is always revolving. This means that the pieces you see in the photos and the layouts and vignettes may not be available at the time of your rental, but we'll probably have something like it! Contact us to see a currently inventory list. About the Space: We are located inside the Loom, an old carpet mill in Philadelphia's Port Richmond neighborhood. It's an industrial loft with large (twelve feet) windows, tall (twenty feet) ceilings, exposed white brick and white painted floors. There are bathrooms in the building right outside of our unit, and a super small kitchenette (fridge, sink, and counter space) in our unit. Loading dock, freight elevator, and large double doors make loading and unloading a breeze. The space is rented as is, with furniture included, but we allow our guests to move as much of the inventory as possible if you are in need of more floor space. During the winter months we have a heating system that can be switched off, but the temperature cannot be adjusted. The building does not have air conditioning, so we recommend visiting prior to your booking to determine your comfort level between May-September.

Lighting description
Three large (12'h x 6'w) eastern facing windows and one 10'h x 6'w double door. Blackout curtains could be hung by a crew if you bring your own, but we do not provide them. Late morning/early afternoon are the brightest.
Space is not soundproof
Ambient noise description
We are on a small side street, but the sound from cars passing by is occasionally prevalent. There are other tenants in the building including some wood workers, so it is possible that their equipment can be heard. When the heat is on, the fan is audible as well.

There is a freight elevator and a loading zone on one side of the building and a 4' loading dock on the other side.

The workshop area where we keep our equipment is off-limits to shoot, but can be used for crafty, makeup, or other crew necessities.
Shooting the exterior of the building is allowed

General Rules
Your booking starts and ends promptly at the time you've chosen. If you need extra time to set up, clear space, or break down and clean up, incorporate that into your booking request.
If you are moving furniture, we recommend taking photos first. We ask that you put all furniture back to the way it was when you are done.
Our team will straighten up, sanitize surfaces, sweep, and mop after your rental. Please do not leave any items or trash behind. There are dumpsters on-site in the parking lot on Amber Street that can be used to dispose of garbage.
Our cleaning fee is low because of these rules. An additional fee will be charged if our team has to haul trash or re-set furniture.
No smoking in the building. No drinks outside.
Treat our inventory like you would if you owned it (unless you treat your stuff like shit).
All ages are allowed in the space
Production insurance is required
The insurance requirements we need for the COI are:
1. General liability with a limit of $ 1,000,000.00
2. Property insurance with a limit of at least $25,000.
3. Betsu LLC needs to be listed as the certificate holder/additionally insured.
Furniture and decorations may be moved
Furniture can be moved around but not removed from the building.

We booked this location for filmed interviews and the loft is beautiful and Laura was an amazing host. Laura went above and beyond during our preproduction planning and was super responsive when we had questions. The only issue we had was with audio due to the surrounding businesses. During regular business hours we had constant issues with audio. We would definitely book again but not for filmed interviews during regular business hours.

Fantastic space and host; The only thing to keep in mind for video production is sound - you can hear the street. It’s generally a very quiet street but the ocasional car or pedestrian passing buy will be heard

I booked this space for a video interview, and it was fantastic! Beautiful space as well as gorgeous furniture and set dressings. Laura and her team were very accommodating! One note for video shoots the waterlines are audible and can not be turned off. This was not a deal-breaker but something to know when sound is needed.
