THE BUILDING This listing is for my 4,000 ft² stand-alone brick building. This has been my main studio for the past 9 years and I’ve produced hundreds of projects here as well as host some incredible events. The space is best suited for film studio, video studio, shooting vehicles, photography production; the outdoor space can be used for production, building sets, or parking… it’s a blank canvas for anything and we’re open to supporting your endeavor. Entering the building is accomplished via 10' roll-up and a man door. There's two skylights and three windows. Access to the space is 24/7. We have really strong internet and a lighting grid covering the entire cyc area. Our cyc wall is a white 16’ tall and 30’ bohemith. We also have brick walls and other white walls for shooting. The production area features a green room with a large couch, sound system, and flat screen TV for video playback or chilling watching a movie. The main shop has a ventilation system to pull fumes from the space out of the ceiling. KITCHEN We have a full kitchen with a range/oven, a full size fridge, and reverse osmosis purified water. There’s a large picnic style table in the center of the kitchen and bar. The kitchen comes with all the basic pots/pans and utensils… and a toaster oven. BATHROOMS We have two bathrooms, one shower, and a washroom with washer and dryer. PRODUCTION AREA The office and production areas have a lot of table and desk space... as well as two makeup vanities. We just installed power outlets all over the shop for easy power access wherever you need it. The mezzanine has lots of counter-space and raw open areas for misc production. We have a dressing room with two makeup vanities. POWER Like I said, we have outlets everywhere and we have outlets to support big machines or lighting plans. We have (3) 220 outlets, (1) 3 phase outlet, and probably (35) regular outlets all over the shop. EXTRAS We have a 3,400lb forklift onsite and available for an extra fee. We also have a 12’ scissor-lift to access the lighting grid, ladders, interesting steel and props. PARKING Parking on the street is ample and we have two spots in our driveway. Depending on what you’re plans are for the outdoor space, that could open up 6 spots there too. ADDITIONAL SERVICES I have a creative design studio and can assist with any fabrication or supply extra hands. Our studio is also LA city D1.1 certified so we can provide welding services too. We have low boy trailers and can deliver and pickup anything in the United States. Oh, and ladders… we have ladders: Ladders: 4, 8, 6(2), 10, 12 step. 16 step extension ladder. LOCATION We're right off the 10 freeway at Western Ave. Good coffee within walking distance; Hardware store (Lowes)10 min drive; Electrical supply 5 min walk; 7/11 across the street; Grocery store is a 5 minute walk; Auto parts store next to the 7/11… great location for things that pop up during production. ADDITIONAL COSTS Garbage removal is the responsibility of the renter and we charge to haul garbage and recycling. Please no smoking inside the space. The rental period starts as soon as the renter steps onto the property and ends when the renter steps off (no grace period for load-in and strike).
