Street parking is available at the intersection of North Avenue and Ashland Avenue, please differentiate free versus metered through the street signs.

The natural light comes in from through the front of the storefront windows and door, which are all made of glass. It can be controlled through the varying blackout blinds that are installed to cover them. There is also a smaller window in the back of the unit but it is not as bright as the front.

When recording sound, please keep in mind that this unit is street level, so traffic does pass by. Additionally, the HVAC does make a roaring sound when it is turned on, which easily ends by shutting the system off.

Ground Floor

Equipment can be loaded in from the front door of the unit which is street level.

The circuit breaker is located in the back closet of the unit and there are over 10 outlets spaced throughout the unit that can be used. The only ones that cannot be used are the ones on the ceiling.

OVERTIME: Overtime will be billed in half-hour increments at a rate of 1.5x the hourly rate of the space. We do not accommodate free time for setting up and tearing down, so that time needs to be included in your reservation. At the end of your reservation, you must remove all belongings and items that you brought into the space and leave the property to avoid this overage charge. If your overtime conflicts with the next reservation, you will be billed at 2.5x the hourly rate as a result of this negligence. GENERAL: Furniture and amenities may be moved around within the unit but they cannot be removed from the building and it must be put back in its original place to avoid additional cleaning fees. Damages to anything in the unit will be billed to the credit card on file with Peerspace. No cooking, whether that be frying, grilling, or open flame cooking, is allowed inside or outside of the building or you will receive an additional charge. There is no smoking allowed in the front of or on the inside of the building, but is permitted in the alleyway behind the unit. No glitter or confetti can be used or you will be charged with an additional cleaning fee at 2x the rate of the base fee, since it is nearly impossible to clean. QUIET ENJOYMENT: In order for us to be able to provide a wonderful space for everyone to use, it is important that the other tenants in this building are respected through their legal right to quiet enjoyment within the building. This means that absolutely NO loud music with bass that could shake the building, no live bands, and no sound or DJ equipment may be brought into the space to be used. Bluetooth speakers that fit on a table top are permitted if the music playing from them is at a reasonable level. Additionally, if we receive a complaint about loud noise from one of the commercial or residential tenants, the sound must get quiet or the event will have to end. INSURANCE: Depending on the scale and aspects of your project and the size of the crew, it is up to my discretion to determine whether or not it is necessary to provide proof of insurance. Proof of insurance is mandatory for all union projects within the space. CLEANING: We have a mandatory cleaning fee that is added to every reservation to accommodate a professional cleaner to bleach and sanitize the unit in between bookings, although guests must leave the space exactly how they found it, which includes taking out your trash and recycling and putting the amenities back where you found them. Do not use nails, screws, staples, or anything that may put holes in the walls of the unit or else it will be considered as damage to the space. Additionally, absolutely no gaffer's tape, duct tape, or gorilla tape is allowed to be used in the space. CHECK OUT: Take out your trash and recycling through the back of the unit and lock the door when you are finished. Put the folding tables and chairs back in their original space. If the curtains were opened, the must all be closed again before your departure. Make sure that all of the lights have been turned off in the unit and press "RUN" on the thermostat to reset the temperature in the space again. When exiting, lock the door and double check to make sure the key has been put back into the original lockbox.

Absolutely nothing can be removed from the unit but furniture, folding tables, and chairs can be moved around but they must be put back in their original spot that they were found at the end of the rental.
