STUDIO LOCATION
Rust is located at 4700 Lorain Ave in Cleveland Ohio. It is on the first floor of Seamus O Building.
Parking is in the rear of building. PLEASE DONT PARK IN FRONT OF THE LOADING DOCKS.
You will enter through the back door and go up one flight of stairs to the suite with the glass garage door.
STUDIO GUIDELINES
NO ILLEGAL SUBSTANCES OR ACTIVITIES IF YOU BREAK THIS RULE POLICE WILL BE NOTIFIED, THE BOOKING WILL BE TERMINATED AND ALL FUNDS PAID WILL BE RETAINED AS A NONREFUNDABLE DEPOSIT. YOU WILL ALSO NOT BE ABLE TO USE THE SPACE IN THE FUTURE
No smoking is allowed in the studio. Projects involving smoke must have prior consent of a company representative
Music is to be kept at reasonable levels
No open flames
No hanging items on the walls, no nails or command type products to be used on the walls.
No one will be admitted who is under the influence of alcohol or illegal substances
No pets allowed without prior consent of a company representative
All small and/or hard to clean material (confetti, hair cutting, feathers, food products, body paint, etc.) require approval from company representative. $50 minimum cleaning fee required, additional charges my apply depending on studio condition at wrap
This space is shared with other creatives. There is a small room that shares a main walkway and restroom with this space. Other creatives may in that space at the time you have booked. Please be respectful of each other. Privacy can be respected and maintained with use of the doors, drapery and moving walls.

Respect all fellow creatives, other employees working through out the building and all owners and staff of Rust.
STUDIO RULES
50 percent deposit due at time of booking. Remaining rental fees due 20 days prior to rental date
Fees for additional time that was not billed during the initial booking will be due at the end of the rental period
***Rental time begins promptly at the prescribed starting time and ends promptly at the prescribed ending time, regardless if renter and/or renter’s party is late***
***Rental time includes load-in, setup, tear down and cleaning. The studio must be cleaned and vacated by the scheduled end time and no later, please consider this when booking your rental***IF YOU ARE DO NOT VACATE BY THE TIME AGREED UPON YOU WILL BE CHARGED AN $150 FOR EACH ADDITIONAL HOUR YOU ARE ON SITE.
$75 minimum cleaning fee required for excessively dirty studio and large groups or production crews exceeding 15 people. Additional charges my apply'
You must stay within the studio during your session. The outside foyer area is a shared space with the other tenants in the building and is off limits. No Shooting on the loading docks

STUDIO EQUIPMENT
Renter is responsible for studio lighting setup and tear down
If you wish to bring additional equipment, please feel to do so, Rust is not responsible to any damages that could occur to any of the equipment you bring.
Feel free to use anything in the room, feel free to move anything around. Please return everything to its original location.
If something were to beak belonging to Rust notify Christina at 330-962-1923 immediately
CANCELLATION AND RESCHEDULING
Full refund for cancellations made more than 48-hours before scheduled rental
No refund for cancellation made less 48-hours before scheduled rental, If you cancel with less than 48 hours notice three times, you will be unable to book again.
ALL THE LEGAL STUFF
Force Majeure
No party shall be liable or responsible to the other party, nor be deemed to have defaulted under or breached this Agreement, for any failure or delay in fulfilling or performing any term of this Agreement (except for any obligations to make payments to the other party hereunder), when and to the extent such failure or delay is caused by or results from acts beyond the impacted party’s (“Impacted Party”) control, including, but not limited to, the following force majeure events (“Force Majeure Events”): (a) acts of God; (b) a natural disaster (fires, explosions, earthquakes, hurricane, flooding, storms, explosions, infestations), epidemic, or pandemic; (c) war, invasion, hostilities (whether war is declared or not), terrorist threats or acts, riot or other civil unrest; (d) government order or law; (e) actions, embargoes or blockades in effect on or after the date of this Agreement; (f) action by any governmental authority; (g) national or regional emergency; (h) strikes, labor stoppages or slowdowns or other industrial disturbances; and (i) shortage of adequate power or transportation facilities. The Impacted Party shall give Notice within
48 hours or immediately depending severity.

Failure to Perform Services
In the event Provider cannot or will not perform its obligations in any or all parts of this Agreement, it (or a responsible party) will:
Immediately give Notice to Client via the Notice provisions detailed in this Agreement; and
Attempt to find another competent professional to take its place with the mutual agreement of Client(s);
If another competent professional is not available or Client(s) do not agree to transfer of obligations to said alternate professional, Company will issue a refund or credit based on a reasonably accurate percentage of services rendered; and
Excuse Client(s) of any further performance and/or payment obligations in this Agreement.
Appropriate Conduct/ Safe Working Environment
Health & Safety
Client(s) further understand that [Provider] complies with all health and safety laws, directives, and rules and regulations. Client(s) expressly agree(s) that during the [event/wedding/session] Client(s) and Client(s)’ agents shall not carry weapons or firearms, be exposed to severe illness, or request the [Provider] to do anything illegal or unsafe. Further, [Provider] will not provide services in any location or area deemed to be unsafe in its sole discretion, including, but not limited to, areas affected by communicable diseases, quarantined areas, or other similar occurrences. Under any of these circumstances, [Provider] reserves the right to end service coverage immediately and/or leave the [event/wedding/session]. [Provider] shall be entitled to retain all monies paid and Client(s) agree to relieve and hold [Provider] harmless as a result of incomplete event coverage, or for a lapse in the quality of the [Provider’s] work.
