All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.

About the Space
Welcome to the Designer Home with ample room to celebrate. There is 2,105 square feet of indoor and outdoor space of this single story home for your use. The natural light comes through the windows of the main Family Room and Office. Located in a suburb of Houston, TX. You could have a backyard BBQ on the patio with wide open grass area on a large over sized lot that is completely fenced in. Perfect for outdoor parties with patio furniture and draping securely mounted on framing, weighted down. Porte Corchere fits two cars side by side and can be converted to a covered seated gathering area for presentations or a small get together. Kitchen with a lot of counter space is available for preparing and serving food with eating bar that looks into Family room. Family room available with Flat Screen Smart TV, DVD player and space for 10 to 12 people to sit comfortably, additional chairs can be added. Well lit working Office space available for Podcast or just collaborating a window with a view of the front yard and a printer. Bathroom located off hallway between Office and Family Room. WiFi is available. There is parking on the street as well as in driveway with a total amount of 8 cars will fit. Just 23 miles from Downtown Houston off South Fwy 288 & Hwy 6.

Parking description
A total of 8 cars can fit with onsite parking. Street parking would be 3 parking and the rest are in the long driveway. There an is off site parking at city lot near by, which would need to be rented from the city for use. Plus, if outside of school hours, basically weekends, would be able to rent parking lot from near by high school.

HOURLY RATE
The posted price per houris for a group/crew of 20 people max including event planner/catering crew/guest.
FILMING, PHOTO SHOOTS & PRODUCTION
Please be up front with what you're looking to do, and we'll be happy to work with you to make your project a success! If you are interested in utilizing the space for film, television, podcast or advertising campaigns, please contact me through the message center to discuss details, pricing and availability.

HOLDS
Dates are available on a first book/first serve basis and will not be held without deposit or reservation.
SCOUTING
We are happy to accomodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout visit prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability, and we will not accommodate scouts during other guests' reservations/productions.
OVERTIME
All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate per Peerspace's policy.
HOME ACCESS
The front door is the ONLY access to be used to bring in outside items, unless outdoor equipment. Outdoor equipment can access the backyard through the gate at the back of the driveway. House is under 24-hr video surveillance inside and outside, so please take care of the space you are utilizing.
NOISE
We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. Curfew is from 10 pm to 7 am.
OUTSIDE SERVICES
Catering and DJ are allowed. Crew is included in the max amount of people allowed on property.
PARKING
There are a total of eight parking spaces available. Five in the long driveway, side-by-side and tandem. Three are on the curb in front of the property. If additional parking is required accommodations will need to be made by renting nearby city parking pad and required permit. Send message through portal if needed.
ILLEGAL SUBSTANCES
The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation.
OFF LIMIT AREAS
All bedrooms are off limits. Strictly prohibited and will result in eviction from the property and may result in law enforcement participation.
MISCELLANEOUS
There is no smoking allowed in the home or outside. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke that will set off fire alarms. No pets of any kind allowed in home or on property.
