All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
About the Space
Built in 1902, Thirteen48 was saved from demolition and lovingly restored on Heights Boulevard. It is conveniently located near restaurants, cafes and coffee shops and is easily accessible by bus, bike and on foot. With a beautiful colonial revival style, this property proudly showcases original hardwood floors and stained glass windows which highlight its history whilst still feeling fresh, bright and modern. This beautiful restored historic property is a great location for your shower, party, corporate event, meet up or small wedding. Space: Downstairs you walk into our Parlour which boasts a beautiful antique staircase and staind-glass windows. Continuing to the Sitting Room, you'll walk through glass french doors to be greeted by our custom designed and built fireplace. Upstairs you'll have access to our Lounge with casual and comfortable seating and our large Studio space. The outdoor Garden has a great wrap around porch area, large bamboo, fountain, and covered terrace. Access: Located on the second floor via stairs. Rental includes use of a downstairs bathroom and complimentary refreshments located in the kitchen.

General Rules
No smoking or pets in the building. Prior agreement must be gained for any items requiring adhesion to walls or windows. Outside catering is allowed but must be coordinated with property management. Setup and pack-up must be included in rental time-frame.

This was such an awesome place!! I’m so glad I decided to take my engagement photos here. AC was so nice to have, even in February. I know the photos will be beautiful. The host was very friendly and easy to contact. We were pleased with all of the COVID precautions taken!
