All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.

General Rules
SUPPLEMENTAL LOCATION AGREEMENT:
Peerspace guest booking the space are required to sign a supplemental location agreement. Your host will provide a copy for your review after Peerspace booking has been accepted.
INSURANCE REQUIREMENTS:
$1,000,000 general liability

OVERTIME POLICY:
Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate.
Site Representative overtime will be billed at 1.5 times the rate listed after 12 hours.
OTHER GENERAL RULES:
-Pool Depth: 18 inches shallow area & 5 ft swimming area.
-NO PARKING IN FRONT OF 414 & 412 WESTMINSTER AVE WITHOUT PRIOR APPROVAL OR ACCOMMODATING PARKING SPACES
-NO PARKING LARGE TRUCKS/VEHICLES NEAR THE INTERSECTION OF WESTMINSTER/5TH AVE. CREATES SAFETY ISSUES
-3 cars on property
-FilmLA PERMIT REQUIRED, additional fee
-Hotel fee required for multiple day shoots
-$200 cleaning fee
-WiFi avail
-4 restrooms up to 20 people
-Production should bring all toilet supplies
-Pool heat additional fee - It takes a couple of days to warm up
-For multiple-day shoots: No leaving lights/equipment set up in house. Must be stored in studio/garage.
-Scouts are allowed 45 minutes maximum
-Hard out 6pm
-No furniture pads or protection needed for still shoots.
-10hr MAX rental Floors are concrete and old wood. Phillip is fine with them being unprotected.

Absolutely beautiful. Lighting is great throughout the day and there are so many spots to choose from. The space is massive in person, photos don't do the justice. Definitely recommend it to any production!
