1. Vehicles and Parking: the space is a private property located at the end of a narrow private road. Absolutely no on-street parking. All cars must park on-site. Property is restricted to a maximum of twenty (20) cars parked on-site. We therefore encourage as many guests to carpool as possible. It is imperative that we respect the safety and tranquility of our neighbors. All guests must drive extremely slowly when entering and departing the property. No in/out permitted once arrived at the property, except in emergency.
2. No Advertising: the space is a private residence and prohibits ANY public use of its name, image, website, address and location. The rental property is for private rental use.
3. Quiet Time: We request quiet time from 9:00 PM to 9:00 AM. Please observe quiet time in the pool area if the swimming pool and hot tub are in use past 9:00 pm. No amplified music allowed outdoors and in the swimming pool area. Outdoor related activities to end by 9:00 pm. Quiet enjoyment time after 9:00 pm. Not a curfew, but quiet voices and quiet reflective time requested please, especially if enjoying the outside patio areas. Any activity that creates excessive noise and/or other disturbance will result in forfeiture of deposit, early termination and immediate eviction from the premises. No refund of rental fees or deposits will be made. Strictly Enforced.
4. Absolutely NO outdoor group vocalization, music or instrumentation, including drumming, bells, clapping or singing is permitted. No outdoor amplification is permitted anywhere on the property. Indoor amplification and acoustic music are permitted only in the meeting room until 9:00 PM.
5. Please preserve the peace & serenity of the space. The property is a private home in a residential neighborhood. In consideration of local noise ordinances and our neighbors, outdoor amplification, outdoor music, outdoor drumming and percussion, outdoor group vocal expressions, DJ’s, parties, weddings and/or any noisy or disturbing activities are strictly prohibited and absolutely not permitted anywhere on the property. The playing of music is permitted indoors only in the Meeting Room. No amplification allowed. Meeting Room windows and doors to be kept closed when music in session.
6. No Pets Allowed.
7. Fires: Guests may not build any fires without the prior express consent of Owner, such approval subject to prevailing weather conditions at the time. All fires must be in fireplaces, and must be pre arranged by Renter with Commune Topanga staff. Renter must name a designated “fire keeper” that receives training and instruction from the space as to proper procedure regarding fires on the Premises, prior to lighting any fires. Only the designated “fire keeper” may light fires. Fires must never be left unattended and must be completely extinguished at the end of the evening. Failure to adhere to this request will result in early termination without refund.
8. Cell Phone Courtesy: To preserve the peaceful environment of Commune Topanga, talking and use of cell phones outdoors and on the grounds is strongly discouraged. If cell phone usage is necessary, please use cell phones indoors, or in your car.
9. Smoking strongly discouraged: Smoking forbidden inside the La Casa Main House, La Casita, A- Frames and/or Meeting Pavilion. No smoking in, and around the home. No smoking allowed anywhere on the Property, except inside personal vehicles. All cigarette butts must be disposed of in the car or in the trash. No discarded cigarette/cigar butts are to be left anywhere on the property.
10. The shooting of any commercial film, commercial video or commercial photography in, and around, the premises for use in television or cinema productions, or for the purposes of commercial publication, distribution and advertising, is specifically prohibited without the prior and absolute express permission and consent of the owner and/or management of Commune Topanga.
11. No outside signs, balloons, banners or decorations permitted to be displayed on driveway or entrance to the property.
12. Guests are requested to be environmentally and financially conscious with conservative use of water, and energy, due to the limited availability of water sources, local drought conditions and high utility costs.
13. No outside catering allowed, or additional fees may apply.
14. WAIVER AND RELEASE. Prior to, or immediately upon arrival at the Property, Renter, Renter’s Guests, Visitors and any third party service providers must complete and sign a guest liability release waiver. Failure to do so by Renter, Renter’s Guests, Visitors or any third party service provider will preclude that person’s occupancy of the Premises.
15. No alcohol allowed after 8pm.
16. Access to the Property is located on a narrow and quiet private lane -- Please make sure to be super careful and to observe the 5 mph speed limit.
If you are in a Lyft/Uber, PLEASE tell the driver to strictly observe local speed limits, drive slowly around the curves, and be super aware of children and residents walking on the road to the property. On site parking is limited. We greatly encourage carpooling. No on street parking permitted.
