Authentic work/live artist studio in colorful Fashion/Flower district in DTLA. This double unit on the 2nd floor measures 1780 sq. ft and is a converted warehouse space in the Wayside Press building, constructed in 1924. It’s the real deal with an old school industrial vibe and lots of original details, including weathered window frames, suspended piping and poured concrete pillars. Ceilings are high, measuring 11.33 feet and the environment is relatively quiet. Interior decor is modest and mainly positioned around the perimeter of the studio, leaving wide open spaces for appealing depth perspective and a grandiose feel. The work area of the studio has 3 industrial shelving racks and a movable drafting table, both for organizing materials and displaying artwork. The paint splattered wood panels on the floor of the work area are movable or can remain for an artistic touch. The walls of the entire studio are adorned with dozens of original abstract paintings on canvas, giving the space a gallery impression with a consistent artistic style. Furnishings are a stylish collection of pieces from the past including a genuine mid-century modern dining table and chairs, antique multi-tier nightstands and a tough 5 piece metal tanker set - all in excellent condition. Mini kitchen has a stainless steel sink, table and floating shelf, along with a one-of-kind iron work table. Two fully windowed walls deliver plenty of natural sunlight, especially in the morning. For additional light, 6 banks of overhead fluorescents (24 total lights) flood the space or additional lamps provide pooled lighting, including 5 bamboo paper lamps - 3 of which have Hue bulbs for soft and adjustable multicolored atmospheres. 3 additional Interfit fluorescent lights with softboxes also available. Blackout curtains are available for most of the exterior windows. Parking lot is uncovered and on the lower level roof. One parking spot comes included, with additional spots available if necessary. Studio rental also includes access to the huge 4th story roof, complete with tables, chairs and succulent garden, providing unobstructed views of LA and amazing downtown backdrops.
