FILMING, PHOTO SHOOTS & PRODUCTION -- Please be up front with what you're looking to do, and we'll be happy to work with you to make your project a success. If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact us using the "Message Host" button on the listing page to discuss details, pricing and availability. Please include the following: Children UNDER 13 Years Old must be approved prior to booking. **Number of guests should be 100% accurate. For any additional guest after booking has been made, please contact for approval. If you bring more attendees without approval which puts you in a different pricing tier you will be charged the higher hourly rate times 1.5.** **If you go over the studio’s maximum capacity you can be charged up to $250 more an hour on top of what you have already paid.** * Desired date(s) * Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down * Equipment & lighting specs * Large shoots must start packing up at the end 15-20 min prior to end time. * No Pets unless added as an add-on (a $250 cleaning fee will be applied if this rule is broken and renter will be subject to pay for any additional cleaning fees or damages.) * NO PARTIES * No Food/Drinks (closed water bottles are an exception) * NO SMOKING this includes Cigarette/Cannabis/Tobacco/E-cigarette/Vaping) * NO PAINT/BODY PAINT/FAKE BLOOD/ CANDLES what so ever! * No glitter, confetti, Fog Machines, flour, chalk etc ($500 cleaning fee will be applied.) * Leave space as you found it. * No Porn * No bringing in outside furniture * No water activites * No Alcohol --especially RED WINE (our floors/rugs are porous and will absorb colored liquids) * No filming or keeping equipment outside of the studio space in the common areas such as the hallways, bathroom, stairwell etc. **IF YOU GO OVER MAXIMUM CAPACITY OF THE STUDIO (12 GUESTS) YOU CAN BE CHARGED UP TO AN ADDITIONAL $150/hour** **WE HAVE A RESCHEDULING FEE FOR ALL RESCHEDULED SHOOTS** NOISE -- We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. PLEASE NOTE: All booking start and end times are inclusive of setup and tear down time. NEST CAM RECORDING: by agreeing to this booking you also acknowledge our 24 surveillance camera will be recording during your whole booking time. Client/Renter must never leave the studio unlocked and/or unattended. Door must be shut firmly and locked. Client/Renter is responsible for all equipment, facilities, amenities, and the studio itself during their stay. Any loss, damage, or theft of any of the aforementioned properties is the sole responsibility of the Client/Renter, and they will be charged for the amount of replacement/repair immediately. This does not include the natural failure of equipment such as bulbs, batteries, etc., which is our responsibility. Client/Renter is responsible for closure and security of the studio at the end of their session if unaccompanied by a studio representative from the space. If the door is not securely shut, a $50 charge will be made, and the replacement/repair for any loss, damage, or theft as a result of the failure of the Client/Renter to secure the space will be added to that charge. Client/Renter must clean up everything, and turn off all the lights when they leave. If furniture has been moved, must be put back in place before end of booking. Renter must leave studio as they found it. Your booking time includes setup and breakdown and cleaning, so make sure you're out by the time you've booked out for, or there will be a $60 charge as well as a charge for any additional hours, if the extension was not previously discussed. No use of the hallway for storage/setup or photography permitted. No ALCOHOLIC beverages or DRUGS allowed inside the studio. A $400 fine will be charged for each incident. No Smoking in the studio. Projects involved with smoke have to get studio representatives consent. A smoking fee of $250 will be added on at the end of the booking (this includes Smoking fee - Cigarette/Tobacco/E-cigarrete/Vaping) No one will be admitted who is drunk or under the influence of illegal substances. No pets allowed without prior consent of a Studio representative. Clients/Renters give the studio the right to film and store security footage. The studio has limited rights to use of photos, film, and other media from session or shoot, for the intention of promotional content, when granted in booking form by client, or later in writing.

This space was so much fun and everything we were looking for. My client did a photoshoot for her 50th Birthday and this room displayed her youthful demeanor. The room was spacious and had different designs on every wall. It is truly an incredible space. The host Michelle was very helpful, kind and answered all of our questions.
