-Certificate of insurance with property damage coverage is required.
> Please be transparent about how many attendees and the amount of equipment you will be using. additional attendees or more extensive equipment will incur additional fees.
> Attendee (foot traffic): total attendee/foot traffic is calculated by “each” person who enters the property (you, your team, vendors, mover, caterers, crew, talent, guest and etc).
> Extra cast/crew/guest charges: extra, undeclared people on shoot/event day are charged extra fee.
> Over-time: start and end times are inclusive of setup and tear down time. overtime will be billed in half-hour increments at a rate of our stated hourly rate. be sure to plan for any set-up and take-down for decorations and vendors. all bookings must conclude by 10pm.
> We require a signature of our location agreement via docusign.
> Refundable damage deposit: depending on the size of the shoot/event min. $3,000 is required. deposit will be refunded in full, if there are no damages or violation of house rules upon the check out. damage repair costs if any, will be deducted from the deposit.
Floors & walls / load in & out:
- Before load in, you must lay down floor protectors for pathways. floors should be covered in areas where crew will be walking.
- While shooting, must place layout boards under each stand, cam & tripod.
- To prevent any scuffing, must have tennis balls on the ends of each stand (tripods & etc)
- Kitchen countertops, bathroom tiles, sinks or any delicate surface should be covered in areas where crew or vendors will be placing gear.
- Must not lean any gear, boxes on walls, doors or furnishings.
> Parking: up to 3 car parking available on the premises. vehicle and equipment parking should be planned in a way to avoid congestion on the street.
> In-house catering & chef: we are happy to provide our in-house chef & catering services. custom tailored to each guest’s requirements: fusion, bbq, asian, french & italian cuisine or special organic, vegie, diet menus with signature cocktails, juice, coffee & champagne. please inquire to receive a customized quote.
> In-house valet parking: please inquire to receive a customized quote.
> In-house florist: please inquire to receive a customized quote.
> Walk through: the property will be inspected, sanitized and cleaned prior to renter’s arrival. A walk through will take place before and after filming is completed with representatives of the renter and on site manager if any loss or damage has occurred as a result of the production.
*Miscellaneous:
> Furniture: furniture can only be moved by host’s approval. renter is required to obtain prior permission to move furniture before/during events/shoots.
> NO smoking in the entire property
> NO music, dj set up or speakers are not allowed.
> Insurance: peerspace insurance does not protect homeowner against property damage. to protect against that we require all of our renters to provide us with proof of production insurance naming us as an additional insured.
> All events, filmings & shootings are required to obtain a certificate of insurance (coi). renter must provide a certificate of insurance (COI) evidencing the event/production’s coverage. our name ( The Nightfall group) and the property address must be named as "additional insured”. please inquire to see our COI preferences.

> Permit requirement: according to the city of Los Angeles, division 22, chapter 13, article 8, section 22.350 of the los angeles administrative code, a temporary use (filming) permit is required for all on-location filming of a commercial nature, conducted on both public and private property, within the city’s jurisdiction. it is the responsibility of the renter to determine if they need a filming/photography permit from film l.a.
