About the Space

Modern office space designed by award winning architect, Abeer Sweis. Polished concrete floors, cement block outer walls, and reclaimed wood paneling. Artesian hand painted, modeled grey, plaster curved wall feature with stand up stone counter/desk. Significant "front desk" setup, with white stone wall for branding. Lots of light from floor to ceiling windows and skylights. Lots of power (110 & 220 with 2 Pannels), free parking, and wide-open availability. There are 4 large screen TV's. 1 in the board room and 3 in the main bullpen/desk area. All are accessible from a single switch box via HDMI. This location is used by a technology company, so all the monitors on the desks are new and match.

Parking description

8 Cars can fit in the parking lot that is on our property. Lots of free street parking on Foothill Blvd in front of our building. There is a large parking lot (80 spaces) behind our building that is available for rent should more space be needed. Also, over 40 free available public parking on the surrounding streets.

Lighting description

Lots of natural light that is easy to control. The skylights can be controlled as there is easy roof access, so you can place silk or black-out black-out fabric. Most productions who use this space leave natural lighting as is or place silk over skylights only. The street facing windows have roll up blinds and produce beautiful natural light inside the space.

Space is soundproof

Ambient noise description

Rarely will you hear street noise inside the space because we have sound proof windows. AC is on roof and is quiet, but can be controlled with two thermostats inside. Can't hear neighbors at all because there is 2 block walls with air gap between our buildings.

Flat street access from front. The space is wheel chair accessible. Alley entrance has 4 steps.

Most production companies use one of the office in front for wardrobe & hair & makeup.

Electrical system description

Our space used to be 2 store fronts when built. Because of this, we have 2 electrical 200 amp electrical panels. There are lots of plugs in every room as the place was wired in 2015 so that every workstation has 4 plugs. There are qty 2 220 Volt 50 amp NEMA 6-50 plugs outside because we use those to charge our cars. Some productions companies have taped into those for power.

General Rules

No smoking in the building without special air handlers provided by the renter. We charge 65.00 a day for A/C and Electricity. We charge $272 a day (8 hrs) for our site manager. Additional hrs billed at rate of $37.5. He/she is your point of contact in case there are questions during on day of the shoot.

We have security cameras monitoring the building in the front, back and inside of our office space.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Health and Safety Measures

We hire professional cleaners between shoots who are doing special cleaning protocol. Oure site manager sanitizes handles, wall switches, and other surfaces at end of every day.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
A licensed professional cleaner is hired between bookings
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.
