COVID POLICIES: EVERYONE MUST WEAR A MASK AT ALL TIMES
Spaces are cleaned with CDC approved disinfectants prior to and after shoots, guests are encouraged to do their own cleaning as well with products that will NOT damage any household items. I also use UV-C light in harder to reach and high traffic areas.
ALL guests must wear masks during the shoot (not provided, additional fee if I must provide) must social distance so # of guests will be limited. Subjects in front of the camera do not need to wear a mask while filming but must wear one when not filming and all behind the scenes staff must wear at all times-this is for the safety of others on site not yourself so there will be no exceptions and no lenience for breaking this health rule.

*this policy is for all behind the scenes personnel and for any on camera talent when not shooting but does not apply for talent while shooting.
Following form must be completed by all members who will be onsite for contact tracing as well as a waiver stating they are in good health and have been practicing social distancing and healthy hygiene/mask wearing, etc and that this space is not liable for any reason whatsoever(https://forms.gle/b6o2RB24BxzbmKsa8). Areas designated for shooting must be decided prior to shoot-all other areas of the property will be closed to guests to limit cleaning, use of unauthorized spaces will result in additional cleaning fees. . Anyone breaking any COVID policies will be asked to leave immediately.
SECURITY DEPOSIT: This space requires a fully refundable deposit of $150.00 at the time of booking. This is to protect the host and household venue from damages, guests breaking house rules, additional guests, etc. Deposit may be made via Venmo (@Jeromy-Hunt), PayPal (Jeromy Hunt), or Cashapp ($jrhcreativestudios). Bookings without a deposit will not be honored. Security deposits will be fully returned within 24 hours of the end booking time unless damages or additional costs occur-at this point host will reach out with how to proceed.

INSURANCE: Shoots in my third tier of guests (9 people or more) are required to have a COI before starting the booking. If your company/group does not have this, peerspace has partnered with thimble to get you an hourly/daily policy.

1)Be respectful of the space and my belongings. Let me know if you need anything or have any questions.
2)No shoes in the house
3)Noise levels and room(s) access need to be approved by me prior to event. No external speakers/audio devices are allowed. Each room has an echo and must be kept at volume 5 or lower (hosts discretion)
4)Furniture movement needs to be approved and supervised by on site manager.
5)Guests are responsible for all decor and furniture in the household during booking. A walkthrough at the beginning and end of event is highly recommended to keep host and guest on same page for any damages.
6)Booking times start from first arrival (or booking time whichever is fist) and end when the location is fully restored and last guest has left-please be mindful of overtime which processes every 30 minutes.
7)I keep to booking times, please note if you arrive an hour late, you do not get a free additional hour, the space will be ready at the reserved time, any changes to time must be made in advance and are not a guarantee. Overtime rates and availability at hosts discretion.
8)Host has final say in acceptable occupancy limits, hours of use, and noise levels. Please not occupancy rates go up by $10/every 4 guests.
9)Absolutely no materials (clothing, makeup, set dressing, etc) containing glitter or sequence of any kind at any time.
10)Absolutely no smoking anywhere on the premise or sidewalks or in front of neighboring houses. If you want to smoke you can go across the street to the public park, any smoking on site will result in immediate end of booking and a smoking fee.
11)Any and all outdoor shooting must be approved prior to space use (this includes sidewalk, front patio, driveway). Absolutely no shooting down sidewalk, in the road, or at other houses at any time-rental only covers this property. Sidewalk or block shots should take place off this block and outside the shooting time. Neighbors do not want crews up and down the street and sidewalk filming-period
12)No smoking onsite, use park across the street, do not smoke on the sidewalk outside my house or my neighbors-its rude no one wants to smell that. I do allow vaping since there is no odor or butts left behind.
13)No shooting in spaces not approved prior to shoot, this includes outside driveway, patio, sidewalk, street, etc.
14)Please no sitting on the counters-thats gross. Only chairs are for sitting not tables, coffee tables, counters, etc.
15)House should be left as it was found at start of booking, all productions should leave a minimum of 15-30 minutes for pack up and clean up. Any above and beyond clean general clean up host has to do to restore (moving furniture, looking for moved objects, trash left around house, etc) the space will result in additional cleaning fees at time rate of booking.
16)Wall damage (stains, paint removal, dents, etc)-will result in a base repair fee of $20/2 incidents.
17)Any stains on fabric (rugs, sheets, upholstery, etc) will be subject to either repair/launder/replacement fees starting at $10 to launder/item.
18)Please remind all company members there is to be no congregating outside on the sidewalks, or anywhere on the block except the park across the street. This includes early arrivals, after shoot/packing up (which still counts as booking time until in cars and driving off) This is a quite, close knit neighborhood and I honor my neighbors wishes to keep things quite and not crowded at any time.
