Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from the CDC
High touch surfaces and shared amenities have been disinfected
Soft, porous materials have been properly cleaned or removed
A licensed professional cleaner is hired between bookings
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

About the Space

INCREDIBLE spaces for various functions. Two living rooms, Large dining room with 9 foot table, Large kitchen with double oven, Grand staircase, Master Bedroom with bay window, Front porch, Back Deck, Back Balcony, Patio in yard with string lights, Patio furniture, BBQ grill, Fire pit. This space is perfect for Micro-weddings, Celebrations of life, Birthdays, Baby showers, Photo shoots, Commercials, Interviews, Business retreats/conferences, Family dinners, Thanksgiving, Christmas, Halloween, New Years. There is a Denver noise ordinance for after 11 pm that guests need to plan around. Regarding the question of nudity, in the event there's a shoot for artistic purposes but it not the adult entertainment industry, I would allow that. I live on site and have a 17 year old daughter. I do not want to expose her to the adult entertainment industry.

Parking description

I have two dedicated parking spots in a church parking lot next to my neighbors, one house away. There's an option of renting additional parking for a fee of $5 per spot. For an event, we could request a discount.

Lighting description

There are large windows that allow for a lot of natural light at the right time of day which changes with the seasons. There's another house to the south so at certain times of day the light is great and others it is blocked. The light can be blocked out.

Space is not soundproof

Ambient noise description

There's noise from the A/C unit on the outside but it can be turned off. We live in a separate unit on-site so if quiet is needed, we can make sure we are not there or are very quiet. Colfax is a few houses away but there normally isn't a lot of noise. Cars or motorcycles can speed down the street at times. There are also emergency vehicles at times.

There's a drive-way for loading and a few stairs into the main level either from the front or from the back.

The electrical breaker panel is in my unit since I live on-site. I can make sure access is available either by me or renter if I won't be available.

General Rules

No smoking nor drugs on the property. Denver noise ordinance after 10 pm weekdays and 11 pm weekends. Nothing involving the adult entertainment industry. All events must respect the neighborhood. Catering allowed - Serendipity Catering recommended. Music allowed prior to 10 pm weekdays and 11 pm weekends. Access to two parking spots are included in the parking lot one house to the south. Parking can be rented at $5 per spot in parking lot from neighbor.

All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.

Flexible

Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more
