General
• Proof of insurance must be submitted to
[email protected] prior to the scheduled date.
• No blocking or moving security cameras without permission.
• No smoking without permission.
• No drugs.
• No underage drinking.
• Do not make any purchases on the TV.
• No parking in the grass.
• No driving in the grass.
• Drive slowly (10mph max) when on property.
• No pets unless pre-approved.
• Do not enter the horse pasture without approval.
• Do not feed the horses. Horses have a very limited diet. If you feed them something that does not agree with them, they will die as they cannot throw up.
• Do not attempt to open cabinets or doors marked private.
• All trash must be put in trash bags. If the bins provided are full and you need to empty them, full trash bags are to be tied shut and put in the large, black trash bin in front of the pool house (or next to the black trash bin if full.)
• This is our home, not a rental property. We stay here when it is not rented out. Our friends and family stay here. Thus, we ask that you be respectful of the property and keep it clean and orderly.
Damages
• Any intentional damage, vandalism, or theft is the financial responsibility of the renter whether the renter or the guests were the cause. Full remuneration will be required and legal action may be pursued.
• Accidental damage remuneration will be pursued via insurance claim. Amount not paid by insurance will be the responsibility of the renter.
Noise Levels
• Per Houston’s Noise Ordinance, sound must be under 65 decibels 7am-10pm Sunday through Friday and 7am-11pm Saturday. After 10pm Sunday through Friday and 11pm Saturdays, sound must be under 58 decibels. There is a decibel meter in the kitchen drawer nearest the half bath in case you need to check noise levels.
Fees
• Heat hot tub $50.
• Heat pool (must give advanced notice) $100. (Pool takes at least one day to heat. Temperature will be several degrees above the unheated temperature. It will not be hot like a hot tub.)
• Pet (per approved animal) $100.
Fines
Including by not limited to:
• Guests over the approved number $25 per person fee. For example, if you told us you will have 15 guests and we agreed to that, but 20 guests are in attendance, you will be charged $125 ($25 x 5 people.)
• Unapproved party (party is defined as more than five guests on property) $50 per additional person.
• Unapproved pets on property $200 per animal.
• Indoor or outdoor furniture out of place $25-100 depending on how many pieces of furniture are out of place.
• Broken glass on property $100.
• Cigarette butts on property $75.
• Smoking in the house $200.
• Trash left outside of trash bins (whether in the house or outside) $50.
• Dirty dishes left outside of dishwasher $25 per load.
• Dirty dishes found in cabinets $100.
• Unwashed laundry not in washing machine $25 per load.
• Parking or driving in the grass $50-200 depending on the extent of the turf damage.
• Missing robes $80 each.
• Missing towels $25 each.
• Missing pillows $50 each.
Additional
• We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and cleaning.
• Breach of any of these house rules is a breach of the terms and conditions of occupancy.
• We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules. Any illegal activity, purposeful damage, or theft will be reported to the police.
Check-out procedure:
• Cleaning service will strip and wash all bedding, so you do not need to bother with the bed linens.
• When you check out, you may leave trash in the provided bins inside the house. All other trash must be bagged and put in (or if full, next to) the large outdoor bins.
• When you check out, you may leave one load of dirty dishes in the dishwasher. All additional dishes used must be washed. Run the dishwasher after 8pm if at all possible.
• When you check out, you may leave one load of dirty laundry (towels, etc.) in the washing machine. All additional linens used must be washed. Run the washing machine and dryer after 8pm if at all possible.
• Put back all furniture and anything else (pictures, knickknacks, etc.) that you have moved. Refer to images on VRBO/Airbnb/Peerspace if you do not remember where something belongs.
• Put back any pool toys, floats, goggles, etc. you used.
• Put back any games, sporting equipment, etc. you used.
• If you used the long distance remote, make sure that is put back in its place.
• Turn off all lights and TVs.
• Lock house.
• Please send us a text when you leave so we know the house can be cleaned. We would also appreciate any feedback (text, call, or email us) regarding your stay!
