This listing is for the Pool House and backyard area only. Additional fees for shooting other areas on the property. WE ARE SUPER COVID-19 CAREFUL! PRODUCTION MUST PROVIDE ALL CAST AND CREW WITH PPE AND HAND SANITIZER. WE WOULD LIKE TO SEE PROOF OF COVID TESTING FOR CAST AND CREW. THERE IS NO BACK TO BACK BOOKINGS AND THE SPACE WILL BE THOROUGHLY SANITIZED FOR YOUR SAFETY. RENTAL PERIOD Must include your full setup and complete breakdown time. Please allow enough time for your production to return the property back to its original condition. Sorry no grace period. Any overlap will result in additional Peerspace fees. Moving furniture must be cleared with owner and included in your set up time. FILMING, PHOTO SHOOTS & PRODUCTION Please be clear, communicative and up front with what you're looking to do with your production. I truly want to make your project a success! When you inquire, please include as much information as possible, including but not limited to: total number of cast & crew, dates, hours (including load-in/load-out, setup and teardown) and any other information you feel is pertinent. I offer a 60 minute pre-production scout at no charge. FURNITURE AND FLOORS Please get permission to remove or rearrange the furniture and plan to return items to their original location. All furniture must be stored inside the home. (I have the space). ALL carpeting MUST be protected with Ram Board. Additional fees (beyond the stated cleaning fee) will be charged for soiled carpet. SMOKING No smoking on the premises. Smoking is allowed on the street, but production must provide disposal receptacles for ALL cigarette butts. Please ask that NO butts be thrown on the street or neighbor's lawns ANIMALS Please inquire before booking. No animals allowed if not previously cleared with host. NOISE Please respect my neighbors homes and act as if they were your neighbors. Please, keep all unnecessary noise to a minimum. Please discuss loud noises at shoot with host. I have neighbors with little ones and would like to give them a heads up. BATHROOM The Pool House has one bathroom. Please chat with host about other possible bathrooms. Due to Covid-19, we have restricted some bathroom use. For productions with over 25 cast and crew members, you will need to provide portable restrooms. DAMAGES All productions have proof of insurance prior to shoot. I understand accidents happen, so please be communicative with me, immediately, if something gets broken or damaged. Replacement value for damaged items will be accessed. A walk-through (with pictures) is required before and after all bookings. Not responsible for lost or stolen items. FOOD & DRINK Food and drink permitted outdoors (unless scripted on set). Water on set is ok. Please set up craft services outdoors (weather permitting). Can be put in the garage if necessary. PARKING. Unrestricted street parking is abundant. Please be conscientious about noise near parked vehicles. The driveway for the property may also be used. CLEAN UP All trash must be removed from the premises prior to the end of your booking as we have limited trash can space. Please leave everything as you found it - -clean and tidy. RECYCLING I strive to be green. You are welcome to recycle plastic bottles and cans in the large blue recycle bins next to the garage. We have enough recycling cans to share with production INSURANCE Guests must provide insurance certificate prior to load in, and valid permits for all vendors. LOS ANGELES FILM PERMIT (IF APPLICABLE) may be required, depending on nature of production. Please plan to secure all necessary permits prior to day of shoot. ADDITIONAL CHARGES This listing is for the pool house and backyard area only. If you are interested in shooting other exteriors, please talk to host for additional fees. NOT INCLUDED IN RENTAL FEE Plastic or Paper flooring covering - all carpeted floors must be covered with new RAM board. Props unless previously discussed with host Linens, Dishes and Cutlery - sheets, towel, pillows, napkins, paper towels, toilet paper, etc. Lifeguard at pool - swimming must be discussed with the host And.......ACTION!
