THERE ARE 2 STUDIOS THAT SHARE THE PARKING LOT. 1-10 guests = 4 gated parking spaces. 11 guests or more has exclusive use of the parking lot and roof deck. Rate starts at $125/hr

Ground level with exposed brick and glass block, upper windows with blinds, south facing, direct light between 9am -1pm. Second floor: Kitchen, South facing windows 6' x 6' with mini blinds. Event/living space (30' x 24') Northwest facing with 4 windows 9' x 18' with downtown view and mini blinds. Bright light late afternoon until sunset.

The building is freestanding. There are no neighboring buildings. Thermopane windows make it quiet but not soundproof. There can be occasional sirens as we are downtown. There is no appliance or AC noise.

Direct loading on ground level via attached garage and gated parking lot. Bookings for 1-10 people = 4 gated parking spaces. 11 or more guests have exclusive use of gated parking and roofdeck included in pricing.

Commercial grade, 12 gauge wiring, 30-45amps. Floor outlets and wall outlets on separate breakers. Circuit breaker in garage.

Leave location exactly like it was when entered. Photos to be taken before moving furniture or items and everything must be restored to its original condition for the next guests. No food or drink unless approved by management. We do allow food service for larger productions with prior approval, so please ask. Extra charges may apply. Use of kitchenfor cooking or food prep incurs a minimum of $250 charge. Rental is for film and photography only. LISTING IS NOT FOR EVENTS. Any decorating must be disclosed and approved in advance. This is a very large space. To keep it affordable, there is no cleaning fee with this rental. We expect only touch up cleaning in compliance with Covid protocol. Extra cleaning $50/hr. FILM AND PHOTOGRAPHY PRICING IS FOR THE TOTAL NUMBER OF GUESTS THE ENTIRE BOOKING. MINI-SESSIONS START AT $125/HR, MUST BE DISCLOSED AND APPROVED IN ADVANCE. Two hour sessions may not be approved more than 2 weeks in advance. Trash to be removed. Showers and bed not to be used. No glitter, confetti, sequins or other particulate matter. $500 charge if violated. No illegal activities. No underage drinking. No smoking indoors. Ashtrays provided outdoors. No open flames/fireworks. NO CHILDREN ALLOWED ON SITE UNLESS APPROVED BY OWNER. ROOFTOP RULES: NO CHILDREN ON SPIRAL STAIRCASE OR ROOF DECK. NO HIGH HEELS, NO GLASSWARE, NO OPEN FLAMES, NO PARTIES OR LARGE GROUP ACTIVITIES. WALK THROUGH REQUIRED UPON CHECK OUT WITH PROPERTY MANAGER. If violated, there is a $200 fee. Also, you will be liable for any damages or thefts that occur before the property manager has inspected the site. Lost key/clicker incur $300 charge. Booking after designated closing time considered upon request, overtime rate at time and a half.

Photos taken of space before moving furniture or any items. Everything to be returned as found. Wall decorations to be moved by property manager only. CHECK IN AND OUT IN PERSON for safety and security. Walk through at end of rental REQUIRED.
