Enhanced COVID-19 Health & Safety Measures
Space to be left exactly as found. No food or drink except water. No use of beds or showers. All trash is to be removed by guests. Excessive cleaning charged at $50/hr will be applied if necessary.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
The following equipment is provided for every guest:
- Disinfecting wipes or spray and paper towels
- Hand Sanitizer

Vintage 1920 warehouse converted to a 3,500 sq/ft commercial/residential loft home. Original brick, polished concrete floors & glass block for natural lighting. Access on ground floor via gated parking area. Upstairs chef's kitchen, great room w/original exterior brick wall, tongue and groove black floors. 60 ft roof deck via exterior spiral staircase with unobstructed view of the Dallas Skyline. PARKING: OUR GATED PARKING LOT HOLDS 10 CARS. THERE ARE 2 STUDIOS THAT SHARE THE PARKING LOT.
1-10 guests = 4 gated parking spaces.
11 guests or more has exclusive use of the parking lot and roof deck.

Ground level with exposed brick and glass block, upper windows with blinds, south facing, direct light between 9am -1pm.
Second floor: Kitchen, South facing windows 6' x 6' with mini blinds. Event/living space (30' x 24') Northwest facing with 4 windows 9' x 18' with downtown view and mini blinds. Bright light late afternoon until sunset.
Space is not soundproof
Ambient noise description
The building is freestanding. There are no neighboring buildings.
Thermopane windows make it quiet but not soundproof. There can be occasional sirens as we are downtown. There is no appliance or AC noise.

Electrical system description
Commercial grade, 12 gauge wiring, 30-45amps. Floor outlets and wall outlets on separate breakers. Circuit breaker in garage.

General Rules
Leave location exactly like it was when entered. Photos to be taken before moving furniture or items and everything must be restored to its original condition. Extra charges may be applied for management to move and restore location to its original condition for the next guests.
No food or drink unless approved by management for larger productions. We do allow food service on site with prior approval, so please do ask. Extra charges may apply.
No kitchen use for cooking or food prep unless it is for chef/food photography. $250 kitchen use charge. There is no built in cleaning fee and don't expect to clean up after people eating! This is a very large space and we do not expect to find crumbs and food residue all over the space.

Excessive cleaning fee $50/hr.

Photos taken of space before moving furniture or any items. Everything to be returned as found. Wall decorations to be moved by property manager only. CHECK IN AND OUT IN PERSON for safety and security. Walk through at end of rental REQUIRED.

Security cameras and recording devices
Cameras on exterior of building only. No cameras or recording devices inside the building. Property manager on site in next door building monitors gate, parking lot and front door cameras for safety and security.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.
