1) In no event will Renter permit any of its agents, guests, contractors or visitors to smoke in or around the Event Space. Renter will not do anything or permit others to do anything in or around the Event Space, or bring anything into the Event Space, which will in any way increase or tend to increase the risk of fire.
2) Renter shall not permit its employees, agents, invitees and guests to cause any damage to the Event Space and/or the Farm.
3) Renter shall not hang or attach, or permit others to hang or attach, any decorations to the Event Space or other portions of the Farm without TFE’s prior written authorization.
4) At the expiration of the Term, Renter shall return the Event Space to TFE in the same clean condition that it was in at the commencement of the Term, free of all trash and debris.
5) Assignment. Renter may not assign its rights or obligations under the Agreement, in whole or in part, by operation of law or otherwise, except with TFE’s prior written consent, which consent may be withheld for any reason. Any attempt to assign the Agreement other than in accordance with this paragraph will be null and void. The Agreement will be binding on and inure to the benefit of the Parties and their respective successors and permitted assigns
6) Governing Law. The rights and obligations of the Parties under the Agreement will be governed by and construed in all respects under the laws of the State of Maryland, without regard to its conflict of laws principles.
7) Dispute Resolution. The Parties hereby agree to submit to the exclusive jurisdiction of any State of Maryland court or Federal court sitting in the State of Maryland in any action or proceeding arising out of or relating to the Agreement, and hereby waive any objection they may have to the laying of venue of any such action or proceeding in any of said courts and any claim that they may have that any such action or proceeding has been brought in an inconvenient forum. In any action to enforce the terms hereof, TFE shall be entitled to a judgment for its reasonable attorney fees and other costs of litigation. A final judgment in any such action or proceeding shall be conclusive and may be enforced in other jurisdictions by suit on the judgment or in any other manner provided by law.
8) DISCLAIMER; RELEASE. TFE makes no warranties, express or implied, regarding the condition of the Event Space or the Farm. The implied warranties of merchantability and fitness for a particular use of the Event Space are hereby specifically excluded and waived by Renter. Further, Renter acknowledges and agrees that there are inherent health risks associated with holding social gatherings arising from or related to the Covid-19 pandemic and other communicable diseases, both known and unknown (collectively, “Diseases”), and Renter, on behalf of itself, its agents, invitees and guests, assumes all risk of exposure to or sickness arising from Diseases and hereby releases the TFE Parties from all claims, costs, liabilities and expenses arising from, related to or in connection with Diseases.
9) TFE Rules. At all times during the Term, Renter, its employees, agents, contractors, invitees and guests, shall comply with TFE’s “Rules” included in TFE’s Supplemental Terms and Conditions. No caterer or other vendor engaged by Renter shall be permitted on the Farm prior to entering into TFE’s standard Vendor Agreement.
10) Insurance. Renter shall obtain Special Event Liability Insurance, naming TFE, its officers, directors and members as additional insured parties, insuring Renter against claims for property damage and bodily injury arising from or related to Renter’s use of the Event Space. Said insurance policy must have a policy limit of no less than $1,000.000 per occurrence, $2,000,000 in the aggregate, and must include a host liquor liability endorsement, if alcoholic beverages are to be consumed during Renter’s event. Renter shall provide TFE with a copy of an Insurance Certificate, evidencing such endorsements, at least 10 days prior to the commencement of the Term.

12) Furniture must be moved back to where you found it.
13) Guests must remove any equipment they bring into the space by the end of the booking
14) Insurance.
