There are paid parking lots across spring street and parking garages's. There are also paid meters right in front of the building (2 hours parking from 8a - 8p, except Sunday. No parking from 2a - 5a)

We have Large Bay windows with natural light.

We are on the 6th Floor with different businesses operating. Music should be kept to a minimum.

Stairs, Elevator, Freight Elevator

If you are using heavy equipment please use the freight elevator located in the back of the building. There is also paid meter parking outside of the building.

There are outlets throughout the space. Outlets used by Camera/Locks can't be unplugged.

RED & BLUE ROOM FILMING/VIDEO, PHOTO SHOOTS & PRODUCTION -- Please be up front with what you're looking to do, and we'll be happy to work with you to make your project a success. If you are interested in utilizing the space for film, television, music videos or advertising campaigns, please contact us using the "Message Host" button on the listing page to discuss details, pricing and availability. Please include the following: Children UNDER 13 Years Old must be approved prior to booking. **Number of guests should be 100% accurate. For any additional guest after booking has been made, please contact for approval. If you bring more attendees without approval which puts you in a different pricing tier you will be charged the higher hourly rate times x2.** **If you go over the studio’s maximum capacity, which is 8 attendees, you will be charged $250** * Desired date(s) * Exact hours you will need (ie. 7am-7pm) including load-in/load-out, setup and tear-down * Equipment & lighting specs * Large shoots must start packing up at the end 15-20 min prior to end time. * NO SHOE'S ARE ALLOWED (Booties are OK! The talent can wear shoes for the shoot but the crew must have shoes off or covered!) This studio is a NO SHOE Policy studio. Only the talent may wear shoes for the shoot. If shoes are worn by non-talent in the studio you are subject to a $250 Shoe charge. *If you want to close the curtains, please undo the tieback from the holdback hook. The tassels on the curtains do not come apart. If you undo the tassels that will cause damage to them - $100 •Do not drag any of the furniture. Please pick the furniture up when moving. Dragging the furniture can damage either the furniture or the carpeting *No furniture from the studio is allowed to be placed outside - $250 •DO NOT STAND ON THE FURNITURE. This can damage/ruin the material - $250 charge. •NO HEELS/SHOES/POINTY OBJECTS ON ANY OF THE FURNITURE. They leave marks on the velvet which is extremely difficult to get out. This includes the bathtub as well - $250 * No Pets unless approved with add on ($200 for any kind of pet/animal/reptile) (a $250 cleaning fee will be applied if this rule is broken and renter will be subject to pay for any additional cleaning fees or damages.) *NO Parties •NO FOOD is allowed in the space - $250 *NO DRINKS/COFFEE are allowed in the space (Closed water bottles are an exception) - $250 *Models cannot pose on the wall/wallpaper with their bodies or place their shoes on the wall/wallpaper when they pose. This can cause damage to the wallpaper - $250 charge. •NO TAPING/HANGING ANYTHING TO THE WALLPAPER - $250 •DO NOT REMOVE THE MIRRORS/ARTWORK/FRAMES OFF THE WALLS - $250 * NO SMOKING this includes Cigarette/Cannabis/Tobacco/E-cigarette/Vaping) - $250 *NO WRITING OF ANY KIND IS ALLOWED ON THE MIRRORS WITH LIPSTICK OR DRY ERASE MARKER - $250 *NO NAIL POLISH OR APPLYING NAILS WITH GLUE ALLOWED IN THE STUDIO - $250 *NO TYPE OF GLUE CAN BE USED IN THE STUDIO - $250 *ALL MAKEUP AND HAIR MUST BE DONE IN THE RED ROOM (Due to prior damage to our blue room dresser). All hair and makeup needs to be done on the gold vanity unless you have a makeup chair that you added to your booking or you brought your own makeup chair - $250 *FLAT IRONS, CURLING IRONS OR ANY TYPE OF HOT TOOL CAN ONLY BE PLACED ON THE GOLD VANITY IN THE RED ROOM UNLESS YOU HAVE IT ON A MAKEUP CHAIR . THE HOT TOOL NEEDS TO HAVE A HEAT PROTECTING PAD UNDER IT - $250 *NO PORNOGRAPHY OF ANY KIND - This Includes (No Masturbation or use of Sexual Toys) You will not be warned and shut down and a $250 charge. *ABSOLUTELY NO BABY OIL OR BODY OIL IS ALLOWED! (It seeps into the wallpaper and stains furniture- if there is oil used you will be asked to leave) - $250 charge *NO SITTING OR LAYING DOWN ON TOP OF THE DRESSER IN THE BLUE ROOM - $250 •DO NOT SIT ON THE CIRCULAR SIDE TABLES IN THE RED ROOM. THEY ARE FRAGILE AND THE MARBLE TOP IS AN INSERTION WICH YOU CAN CRACK/BREAK - $250 charge * NO PAINT/BODY PAINT/FAKE BLOOD/ LIT CANDLES what so ever! - $250 charge •DO NOT REMOVE THE PAMPA FEATHERS OUT OF THE RED VASES - $100 **DO NOT TAKE THE ROSES APART OR UNTIE THE RIBBON ON THE ROSES. IT WILL NOT COME UNDONE. IF ROSES ARE TAKEN APART OR RIBBON IS DAMAGED THERE WILL BE A $75 CHARGE** * BATH TUB IS NON-FUNCTIONING (No liquids are allowed) * No glitter, confetti, flour, chalk etc - $250 charge **NO fog/haze machine or pocket fog machine per property management - $250 *NO LOOSE FEATHERS ALLOWED. NO OPEN PILLOWS ALLOWED TO BE USED FOR FAKE PILLOW FIGHTS CAUSING FEATHERS TO EXPLODE ALL OVER THE ROOM - $250 *DO NOT MOVE THE GOLD STATUE LAMP IN THE BLUE ROOM - $250 *When your booking is done please make sure to close the door completely when you leave - $100 **IF YOU RENT THE WINGS PLEASE BE CAREFUL HOW YOU HANDLE THEM. ALSO IF YOU SIT DOWN WITH THEM PLEASE BE CAREFUL WHEN GETTING UP SO YOU DO NOT STEP ON THEM WHICH WILL CAUSE THEM TO TEAR** * Leave space as you found it. * No bringing in outside furniture * No water activites * No Alcohol --especially RED WINE (our floors/rugs are porous and will absorb colored liquids) - $250 fee * No filming or keeping equipment outside of the studio space in the common areas such as the hallways, bathroom, stairwell etc. * If the circuit breaker is tripped more than 2 times you will be charged $250 (Overtime is subject to 1.5 times the hourly rate extra charge if you do not notify the host 30 minutes prior to the end of your booking. We enforce overtime strictly and overtime starts the minute your time is up and is charged by 30 min intervals.) **WE HAVE A RESCHEDULING FEE FOR ALL RESCHEDULED SHOOTS** AC - We do not offer AC, our Studio has Industrial Fans. NOISE -- We have a zero-tolerance policy with noise complaints. We ask that you please respect our neighbors and keep noise to a minimum. PLEASE NOTE: All booking start and end times are inclusive of setup and tear down time. NEST CAM RECORDING: by agreeing to this booking you also acknowledge our 24 surveillance camera will be recording during your whole booking time. IF CAMERA/WIFI or Nest Connect is unplugged you will be charged a $200/fee* Client/Renter must never leave the studio unlocked and/or unattended. Door must be shut firmly and locked. Client/Renter must clean up everything, and turn off all the lights when they leave. If furniture has been moved, must be put back in place before end of booking. Renter must leave studio as they found it. Your booking time includes setup and breakdown and cleaning, so make sure you're out by the time you've booked out for, or there will be a $60 charge as well as a charge for any additional hours, if the extension was not previously discussed. No use of the hallway for storage/setup or photography permitted. No ALCOHOLIC beverages or DRUGS allowed inside the studio. A $400 fine will be charged for each incident. No Smoking in the studio. Projects involved with smoke have to get studio representatives consent. A smoking fee of $250 will be added on at the end of the booking (this includes Smoking fee - Cigarette/Tobacco/E-cigarrete/Vaping) If food is brought into the studio you will be charged a $250 Food fee. NO FOG/HAZE MACHINE - You will be charged a $250 fee. No one will be admitted who is drunk or under the influence of illegal substances. Clients/Renters give the studio the right to film and store security footage. The studio has limited rights to use of photos, film, and other media from session or shoot, for the intention of promotional content, when granted in booking form by client, or later in writing. If extensive cleaning is required of the furniture/carpet because of stains then there will be an additional cleaning charge added to you booking of $75-$100. ( This is separate from damage charges)

Furniture can be moved except the Bathtub within the Space for more room to photograph.
