Enhanced cleaning measures:
  • The space is cleaned and disinfected in accordance with guidelines from the CDC
  • High touch surfaces and shared amenities have been disinfected
  • Soft, porous materials have been properly cleaned or removed
  • Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
  • Sweep, mop, vacuum and clean the space.
  • Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
  • Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
  • Collect and clean dishes, silverware, and other provided host amenities, if applicable.
  • Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

  • Disinfecting wipes or spray and paper towels

About the Space

Attention Shutterbugs!!! Stunning ground floor heritage hard loft in downtown Toronto. Corner unit with South East exposure and 16 foot ceilings. Loft has exposed red and tan brick, dark hardwood floors, pharaonic windows (x4), a massive chalkboard, heaps of books, plants, and tons of character. Space is ideal for: * Photography/videography (lifestyle, social media, etc.) * Small client meetings COVID and PARTY SIZE Due to Lockdown, I can only host super small parties (1-2 ppl). More than 2 ppl is more costly since there's more potential of exposure & wear and tear. Per pricing below, each additional guest over 2 is $35 (firm). PRICING (2 HR MINIMUM) $60/hr - daily rate $35 for each additional person above 2 (max: 4 ppl) *Six + hours is subject to a HIGHER rate (w Covid closures, it's challenging to find safe, warm places to work) **Custom quotes will be formulated for larger-scale shoots depending on the size and nature of the shoot**

Parking description
There is a lot of street parking available near the building (on King or Canniff—south of King). There is also some street parking on nearby residential streets north of King (between Shaw and Massey street. Just first come, first serve, obviously). There is also a paid parking garage 2 blocks from the building on Canniff street (east of Strachan), which some guests have used and been happy with: Precise ParkLink. Address: 901 King Street west (but entrance is really on Canniff street). Weekdays: $3.50 for 20 minutes; $14 daily max. Weekends: $8 for 12 hours.

Lighting description
SOUTH EAST EXPOSURE The THREE large transom windows w stained glass are east facing, the other window, with the manzanita branch, is south facing. BRIGHTEST Lighting is obviously dependent on the weather, but generally natural light is great between 9 - 3 pm (spring and summer).

Ambient noise description
Weekdays There is a kindergarten across the loft and the kids are pretty boisterous during recess so pls take that into consideration for video content. Weekends Kindergarten closed! The only other noise is that of the streetcar, which is barely noticeable since my unit backs onto Canniff street, NOT King Street—where the streetcar trundles.

General Rules
PERMITS If host is asked to sign a permit for film/photos to be monetized, extra fee to be applied. OVERTIME (OT) Setup and tear down time must be factored in start/end time. To encourage guests to reserve accordingly and to minimize last minute OT requests, OT rates are: * $45: extra 30 minutes * $90: extra hour CLEANING VS TAX FEE $35 Cleaning fee covers TAXES/SITE FEES—NOT cleanup. Space is expected to be in the same condition guests received it (if not, cleaning fee to be applied). COVID RULES—GUESTS ARE EXPECTED TO - WIPE DOWN all touched areas w bleach and rag (provided; FREE 10 minutes at the end of reservation to do this!) - NOT have TRAVELLED or VISITED a Nursing Home 2 weeks prior to reservation - WASH HANDS thoroughly upon entry (provided) - Bring a handkerchief to cough/sneeze into and a bag to place masks in when not wearing - NOT ENTER the BEDROOM (not pictured) - CANCEL RESERVATION if anyone is suspected to have come in contact w the virus (100% refund); host to do the same LOFT RULES/OTHER -NO footwear in loft (damages floors). -Furniture NOT to be moved (damages floors). -SCENT FREE space (am sensitive to strong chemical scents; natural organic products ok, use them myself). -FOOD and beverages to be kept in kitchen (not loft area) -No smoking, vaping, parties, body butter/oil, glitter/confetti, pets, adult filming, or loud music. -All activity must be contained within the unit; no activity permitted in the hallway, etc. -Garbage to be left in the unit, NOT in the halls or outside the bldg. -Damage policy is to ensure nothing is broken, stained, ripped, or damaged. -Condo entrance and hallway is monitored by video. **Please respect that this is a residential, quiet building**

Grace period
All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.
Flexible

Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more
