Smoking or vaping is strictly prohibited
The lighting of any candle or other fire device is strictly forbidden
No materials that will damage the wood floors
Agrees to and keep the demised premises and all parts thereof in a clean and sanitary condition and free from trash, inflammable material, hazardous material and waste and other objectionable matter.
No pets allowed without prior written permission
Agrees to replace, at the Sublessee's expense, any and all glass which may become broken in and on the demised premises. Plate glass and mirrors, if any, shall be insured by the Sublessee at their full insurable value in a company satisfactory to the Landlord.
Does not have any hazardous waste material used in its business and further covenants and agrees that it will not keep any hazardous waste material on said demised premises.
All vendors must provide a COI listing The Knowlton as additionally insured.
If there is alcohol a caterer with a liquor license must be used.
Lighting is exclusively through our in house AV company.
Indemnity and Insurance:
1. Indemnity: Premises shall be used for purposes only and no other. Premises shall not be used for any illegal purposes; nor in violation of any valid regulation of any governmental body, nor in any manner that would vitiate Lessor’s insurance or increase the rate of insurance to Lessor on the Premises.
Lessee shall be responsible for all property damage caused to the Premises arising out of its use, including, but not limited to damage to fixtures, landmark fixtures, structures or appurtenances.
The Lessee will be responsible for all injury and/or damage of any kind to persons or property (real or personal, and regardless of who may be the owner of the property) arising out of the use of the Premises. The Lessee further assumes the obligation to indemnify and hold harmless the The Knowlton LLC & Nicholson Events Inc., its trustees, officers, employees, agents and volunteers, against any and all damages, claims, expenses, or other liability arising out of the use of the Premises.
This includes, but is not limited to, injuries to employees of the Lessee or its subcontractors and any third party who may sustain injury or property damage due to the use of the Premises, including loss of personal property.
2. Lessee Insurance:*
Lessee Certificate of Insurance: (Individual Lessees)
At least 30 (thirty) days prior to the date of the event, the Lessee will provide Lessor with a copy of Certificate of Comprehensive General Liability Insurance, having policy limits of not less than $1,000,000 per each occurrence and $1,000,000 annual aggregate for liability and property damage coverage. The Certificates of Liability Insurance must name The Knowlton LLC & Nicholson Events Inc. and its trustees, officers, employees and volunteers as "Additional Insureds," and must cover the duration of the event including set-up and break-down. In addition, Lessee's Certificate of Liability must evidence that the insurance is "primary and non-contributory to other valid and collectible insurance."
Please note that all outside vendors must be properly insured and provide certificate of insurance at least 30 (thirty) days prior to the date of the event having policy limits of not less than $2,000,000 per each occurrence and $2,000,000 annual aggregate for liability (including liquor liability and property damage) and (ii) an original Certificate of Insurance evidencing Workers Compensation Insurance for statutory limits and Employers Liability Insurance for not less than $500,000 for each occurrence. The Certificates of Liability Insurance must name The Knowlton LLC & Nicholson Events Inc. and its trustees, officers, employees and volunteers as "Additional Insureds," and must include a "Waiver of Subrogation" for the benefit of such Additional Insureds. The Certificates must cover the duration of the event including set-up and break-down. In addition, the Certificates of Liability above must evidence that the insurance is "primary and non-contributory to other valid and collectible insurance."

Use of Premises and House Rules
1. Historic Building Upkeep.
Lessee acknowledges that the The Knowlton is a historic buildings that require ongoing repair and restoration. Lessor will make reasonable good-faith efforts to ensure that non-emergency restoration work in the Event Location will not be scheduled on the date of the event. There are no assurances, however, that emergency repairs in the Event Location or other Premises restoration work will not be in progress on the date of the event or that construction materials will not be in view of Lessee and event guests.
2. Noise and Musicians.
The Knowlton ia an appropriate venues only for events of reasonable decorum. Musicians must adhere to the volume level restrictions determined by The Knowlton staff on duty during the function. Failure to comply to request will result in possible immediate termination of the event.
The exclusive vendor for lighting and video is Nicholson Events. Management must approve the use of all outside sound, lighting and video.
3. Trash.
All trash must be placed and neatly placed and locked in the venue dumpster. Excess trash and clean up of loose garbage will be billed to client. NO EXCEPTIONS. Garbage Bags are not supplied.
4. Candles.
Lit Candles cannot be placed on any floor surface inside any of the building. Only electric or battery-operated votives may be used inside the building. Lit Candles are allowed on tables but must be enclosed in glass (hurricane or votive) and must be approved by management. Battery-operated candles are available for rent.
5. Decorations.
Decorations may not be used that damage, or are likely to damage, the fabric or design of the The Knowlton (i.e. dry ice, special effects, lighting equipment, staples, pins, etc.) Please Note: The Rental Office must approve the decorating plan for the Event. Please submit the details of your plan at your earliest convenience and prior to engaging services from vendors. Birdseed, rice, rose petals, confetti or dry ice of any kind may not be used in the The Knowlton (including walkways). All decorative items (i.e.; flowers, vases and floral arrangements) must be removed the night of the Event.
Only gaffers tape approved by management is allowed to be used in all locations. Any residue removal or damage to paint or finish will be billed to the client. No Confetti, Glitter or any projectiles of the sort are permitted without approval from management If permitted there will be an additional cleaning fee that will be no less than $500.
6. Crowd Control, Fire and Safety is paid by Lessee.
The client shall be directly responsible for payments of crowd control and fire safety as required by the Town of Bridgeport, should you determine this to be a necessary measure. Events with over 150 guests require security. Security must be present a minimum of 30 minutes before guests arrive and on premises until the client or all guests leave. Client is responsible for all costs for security or venue representatives.
Parking on the walkway or grass area is not permitted. Any damage or repairs will be billed to the client.
7. Event Deliveries.
All deliveries are scheduled at the discretion of the Rental Office. Deliveries on the day of the Event must arrive within the scheduled time frame and all rentals/service equipment must be removed the night of the Event. Lessees caterer is responsible for consolidating all rentals/service equipment from The Knowlton for pick-up.
8. Fire Safety.
There is no smoking of any substances. This includes vaping, pipes or hookah within any areas of The Knowlton (including driveways and entrances). Fire stairs, emergency exits and hallways may never be blocked. Items are never to obstruct or impede ANY EXIT area. Use of any substance or equipment (artificial fog, smoke etc.) that would interfere with the proper operation of the Premises fire and safety alarm system is strictly prohibited unless authorized by management.
9. Smoking
Smoking and vaping is prohibited in all of The Knowlton premises. Smoking is defined as the "act of lighting, smoking or carrying a lighted or smoldering cigar, cigarette or pipe of any kind." Vaping refers to the use of electronic nicotine delivery systems or electronic smoking devices such as e-cigarettes, e-pipes, e-hookahs and e-cigars. Smoking in any area other then designated area will result in loss of security deposit. The cost of cleanup of discarded cigarette butts will be billed to the lessee.
10. Rental End.
The lessee or appointed representative (i.e. caterer) is responsible for leaving the Premises in the same condition in which it was found (i.e. sanitizing of counters, sinks, refrigerator and cleaning of floors, etc.). The lessee or appointed representative may not leave until The Knowlton staff has checked the Premises and the rental trucks have arrived to pickup all rental/service equipment. The lessee or appointed representative in charge, or captain, needs to “sign in and out” with The Knowlton staff.
11. Changing Rooms/Misc. Deliveries/Lost Items.
There is no changing room for the caterers, nor is there extra storage for equipment.
If a “bride’s room” is needed, one will be available within the Contracted Time of the Event.
We do not accept any items delivered before the Contracted Time of the Event
(i.e. bridal gown, programs, decorations, amenity baskets, place cards, etc.)
12. Exclusive Vendor for Lighting & Video. Nicholson Events Inc is the exclusive vendor for lighting and video such as monitors, projectors and video walls. Exceptions can be made if Nicholson Events is not able to provide the service required by the client or a buyout is paid by client.
13. Only tape approved by management can be used on the floors in The Knowlton. leasee will be liable for any damage to the floors by leasee or any of the clients vendors or guests. It is the clients responsibility to inform their vendors.
14. Setup and breakdown of tables and chairs. Unless otherwise arranged, The Knowlton is not responsible for the setup and break down of the room. The Knowlton will provide available tables and chairs to the client in the space they are renting. It is the client, event planner or caterer's responsibility to setup and break down the room.
LESSOR CANNOT BE HELD RESPONSIBLE FOR ITEMS REMAINING IN THE PREMISES FOLLOWING AN EVENT.
Damages
Lessee waives any right to claim or seek consequential or special damages for any act or omission or breach of this agreement by Lessor or its trustees, officers, agents, employees, subcontractors or volunteers. Lessee agrees that liability for any proven damages shall be limited to the fees paid under this Agreement.
State Laws, Regulation & Safety
Lessee agrees to abide by all state laws and regulations. It is the Lessees obligation to be informed of current laws and regulations. It is the lessees obligation to ensure a safe work environment for all Knowlton staff, volunteers and associates. If Lessee is being negligent the Lessee agrees The Knowlton can terminate the event. The Lessee will still be responsible for any balances due or additional costs incurred related to this event.
Vendors
A list of vendors (with contact information) who will be providing services for this Event will be provided as soon as they are confirmed. Lessee is responsible for the conduct of their vendors and making sure all lessee vendors abide by the house rules.
