There is metered street parking out front and an Easy Park parking lot across the street. On occasion, there is someone in the building who will rent their spot.

Floor to ceiling windows. Sheers to block light. South facing. Brightest between 8:00 am and 5:00 pm

It's a quiet street and space. Neighbors are rarely home so rarely hear them. Not on a busy street. No ambient noise.

Elevator

Loading from the street access. There is a loading area for very large productions but it requires advance notice and strata approval. A separate loft down the hall is sometimes rented for talent.

Large productions like Netflix shoot here - electrical works for them. Circuit breaker is at front entrance.

Everything must be book back as it was. Trash taken to building trash room, dishes done and put back, cleaning any mess you make. You will be responsible for damage, scuffed walls, scratches in furniture - and extra cleaning time if required. If common areas are needed for move-in or for production, that requires strata involvement and fees. But it is doable. The building is very shoot friendly and savvy. OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES Cleaning fee is $125, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. FURNITURE Please notify us in advance if you need to move furniture in the space to suit your event needs. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. All items can be moved unless marked. Most everything can be moved. Wall decor is minimal and can be moved. Sofa can be taken off site if you have proper insurance to cover damage.
