Our beautiful outdoor oasis is nestled in the heart of Jamaica, Queens. Our outdoor space is completely fenced in for added privacy. It is a cemented backyard with an open concept and a small garden tucked in the corner. We provide a select number of patio chairs, tables, a bar and BBQ grill inclusive of your rental. The rental also includes use of our driveway for loading and unloading on the day of the event, private access to our studio space which includes a bathroom, and small kitchen equipped with a sink, mini fridge, stove and microwave for your use. Furniture included: •1 table with 6 chairs (pictured with the yellow umbrella next to the grass) •1 table and 4 chairs (pictured on the patio) •6 additional chairs from a previous set that look similar to the ones on the patio but in tan Along with: •(1) bar with (4) bar chairs •(1) wicker couch, (1) wicker armchair, (2) wicker chairs (Pictured under the pergola) •(2) lounge chairs (pictured off to the side) •Grill PLEASE BE ADVISED: Set up and breakdown times are NOT included. Please book the total hours that you need for your event as well as any additional time you need to prepare or clean up. Guests are required to return the space to its original condition and tidy up (remove all items, equipment, furniture etc. off premise, bag all garbage/recyclables) within the allotted time that is booked. You must request all the hours you need at the time of booking. ***Standard Cleaning Fee of $250 is applied to every booking to cover the additional cleaning and sanitizing of the entire space after each event.*** ***$75 per hour is the STARTING RATE*** Additional Charges: •Up to 40 guests Mon-Thurs: $75 an hour •Up to 40 guests Fri-Sun: $150 an hour •41-75 guests: an additional $50 per hour (applied to the rates listed above) (Therefore, a Monday event with 75 guests is $125 an hour. Alternatively 75 guests on a Saturday is $200 an hour)

Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more
