OVERTIME
If the Client has overrun the times of arranged rental period and continues to occupy premises without pre-arranged authorization or payment an additional usage fee will be charged at the one or one-and-a-half times hourly rate. The minimum charge being $500.00 per any portion of the new hour occupied.
DEPOSIT/AGREEMENT
To complete the booking client will sign and accept Peerspace Terms and Conditions, in addition to the Short-Term Rental Agreement provided by the Landlord.
Security Deposit is paid directly to the Landlord by Cheque or Direct Deposit that is due upon signing of the agreement. The Security Deposit will be returned to the Client following inspection of the premises by the Landlord, in its sole discretion, after the Client’s vacating of the premises.
TAXES
Service Tax (HST) of 13% will be added to the total Rental Fee amount.
CLEANING / DAMAGES
The cleaning fee is an additional charge of $150.
Space must be vacated, all outside items brought into space must be removed, all furniture must be put back by the end of the booking.
Guest should always account for at least 30 min set-up and set-down time.
Any damages to the property will be deducted dire from the Security Deposit
INSURANCE
The client agrees to maintain a minimum of Three million dollars liability and property damage insurance covering the use of the Property by the Client and agrees to provide an insurance certificate confirming coverage, naming the Landlord as co-insured.
SECURITY
The client agrees to hire Security Personnel, a minimum of two (2) security persons are required for the duration of the event. The client hereby agrees to pay directly to the Security Company the total sum based on the hourly rate of $38.40 + HST per guard.
ALCOHOL
The client agrees not to serve any Liquor through the duration of the event
(Subject to Landlord written approval and authorities permits will be provided to The Landlord)
NOISE
If the client causes any loud noise and interferes with the other neighbors around the building or/and the Client did not follow the Landlord/Property Manager’s instructions, this will trigger the client's default of agreement and the client to be responsible for any legal issues or fines by the City of Toronto
