Second floor bedrooms and second-floor bathrooms off-limits to shoot. (The second floor open "bonus room" is avaialbe).

Multiple electrical outlets in open living room and kitchen, along with multiple outlets on rooftop. Circuit breaker located in second floor washroom.

General Rules By booking this studio, you are agreeing to comply with all of the rules listed below: 1. Leave our home as you found it 2. Furniture can be moved with the consent of the host. 3. Outside catering is allowed. 4. Please take all your trash and recycling to the appropriate bins on the back of the house. IMPORTANT Booked hours must include load-in/load-out, set up, and tear-down or 1.5x overtime fees will apply in 30 minute increments. There is no free overtime. BOOKED HOURS Business hours are 8 am to 8 pm seven days a week. Rental time starts when first vehicle arrives, and ends when last vehicle or individual leaves. No refunds for any unused time. Booking minimum 4 hours. PROHIBITED 1. Absolutely no cigarettes 2. No animals 3. No paint, aerosol spray cans, fireworks, weapons 4. No loud music 5. No adult filming *Manager reserves the right to ask the renter to lower the volume to an acceptable level or the event will be shut down without a refund. 6. No small particle items that are difficult to clean (confetti, rice, sand, etc) 7. No drilling holes into the walls, ceiling and doors (no screws, hooks or anchors); only 3M command strips (double-sided tape) is allowed on the walls and must be fully removed. An additional extensive clean up fee starting at $500 will be charged for violations to allow for the restoration of the home studio to the original condition. SMOKING AND ILLEGAL DRUGS Smoking, vaping, non-prescription drugs are prohibited inside the studio and inside the building including common areas, and staircases. RENTAL EQUIPMENT All rental equipment (including tables, chairs, etc.) must be delivered and picked up within the booked hours. All rental equipment must be removed immediately post the event or $500 disassembly labor and storage fees will apply. SECURITY CAMERAS Please do not touch, cover or unplug the security cameras. Footage is strictly confidential. PROPERTY AND FURNITURE DAMAGES Renter is responsible for leaving the space in the same condition as prior to commencement. A walk-through inspection will be conducted before and after all bookings and the renter or assigned representative must be present. Reasonable damage charges will be deducted from your security damage deposit or billed within 72 hours via Peerspace.

Furniture and wall decorations may be removed, but must be returned to original position. No drilling holes into the walls, ceiling and doors (no screws, hooks or anchors); only 3M command strips (double-sided tape) is allowed on the walls and must be fully removed.
