Professional cleaning crew is hired between all gatherings or events.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- A licensed professional cleaner is hired between bookings
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.

About the Space
Great for productions, television shows, commercials, art exhibits and cocktail parties. Very scenic and well maintained. Basement area with tall ceilings, pool with ample stone surround, firepit, outdoor kitchen set up and a open bar area leading outside. Great space available for live entertainment outside as well as music throughout the basement area. Once inside the pool area downstairs, you will see two large sets of french doors in order to access inside. Once on premises it will be easily discernible.

Parking description
We live in a cul de sac with limited parking. You will park in the neighborhood on the street without blocking other driveways. Max opportunity for parking will be about 20 passenger vehicles. This does not include large trucks which cannot be parked for an extended period of time.

Lighting description
Windows all over the house have wood plantation shutters on them. Much of the light can be blocked, but not room darkening. This house gets lots of daytime sun.

Ambient noise description
We are secluded, far away from the neighbors. We back up to a busy street, but between the house and the street is a fenced in yard and quite a bit of landscaping. No noise from appliances or AC.

Equipment loading description
This is a residential home. You may have access to garage, double front doors that will open wide for equipment. There are 4 steps up to the front door at different levels with no ramp. Loading trucks to not need to be moved as long as they are only in place during filming hours and not blocking the road.
Staging area is available
There is a room upstairs with futons and a TV that can be used for talent.
All rooms are available for shooting
Shooting the exterior of the building is allowed

General Rules
No smoking in the building. Catering allowed inside and outside. Event should be booked for either main living area OR basement area unless previously negotiated. Certificate of Insurance with property listed as additional insured required for every booking. Music should not be too loud as we have neighbors. No red wine permitted. All guests must be over 21 years of age.
House must be left as it was found. You are responsible for trash removal, clean up and damages. If you use houseware items, please make sure you put them back where you found them clean and in proper working order.
Fee for heating pool October - March = $100 per day
Fee for heating pool April - September = $50 per day

Production insurance is required
Furniture and decorations may be moved
Yes as long as everything is put back to original position with no additional holes in the walls and no evidence of moving.

4 Video recording camera's located on the outside of the house. They can be turned off if requested for production purposes.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.Flexible
Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price.
