Yes, natural light can be blocked out but they need to bring blackout curtains. We do not supply. Natural light, sun comes in front of house (facing NE) in morning, back of the house (facing SW) in the afternoon…all floors including garden level get ample light. We have lightweight curtains to diffuse the light on most windows, but crew should bring additional diffusion or black-out curtains.

Relatively quiet but we cannot control street noise, neighbors, etc.

Stairs

Main door is up a short flight of steps, additional entrance under stairs, no elevator.

Designated bathroom for crew/talent as well as empty space upstairs good for holding, wardrobe or grooming if not being shot in.

Small office upstairs

Owner or rep will be available to help with the circuit breaker. We have two 100 amp panels; tie-ins ok if done by crew electrician; large trailered generators parked in front of the house have been used in the past. Portable generators have been used in the front and back yard as well.

No more than 15 people allowed in the space at any given time. SUPPLEMENTAL LOCATION AGREEMENT: Peerspace guest booking the space are required to sign a supplemental location agreement. Your host will provide a copy for your review after Peerspace booking has been accepted. INSURANCE REQUIREMENTS: $2,000,000 general liability 3rd Party Property Damage Loss Payee Certificate holder must be named as additional insured OVERTIME POLICY: Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. OTHER GENERAL RULES: - No Smoking in the building - No activity prior to 7am or after 10pm without prior approval. - Furniture pads and floor protection required - No Shoes allowed - Protect floors, no shoes inside except for models - Bedrooms and office are off-limits unless obtain permission before shoot - Fireplace OK with advance permission and supervision - Please clear any intended use of picture animals (owner has cats) - No smoking anywhere (not inside, not in yard) - Prefer catering (kitchen), HMU set up on top floor
