Lagoon Manor Code of Conduct
This is a two-way partnership that requires mutual respect and open communication on both sides. We promise to provide our booked guests with a beautiful house and excellent service.
It is your responsibility to read carefully. By booking, you are contractually agreeing to honor all House Rules. This is a high-end rental and carries extensive responsibility for the booking guest. Booking guest is responsible for the house and all possessions therein.
Price includes ONLY booked guests. No one else can be present at any time, day or night, without prior discussion and explicit advance permission. Guests are expected to be transparent and respectful.
HOUSE RULES
1.M. Only the number of booked attendees have been preapproved can be on the property at ANY time, day or night (additional fees may apply for extras). No stop ins or “visitors” at ANY TIME (day or night) unless preapproved in advance. Children and infants count as people/guests, must be declared and counted in the total. Minimum fine of $500 per undiscussed/unapproved person.

2. By booking, guest agrees to pay an additional security deposit prior to check in (minimum 5 days in advance of check in). Booking guest acknowledges that access to property will be denied until deposit is paid in full. Otherwise reservation is forfeited without refund. Deposit is documented and collected via Airbnb Resolutions Center and is potentially fully refundable if all rules are honored. Refund is dependent upon ALL guests in the group honoring all House Rules, and is initiated within 14 days of check out (any needed resolutions may extend this timeframe). Our hope is to provide a full deposit refund because the stay went smoothly, which is generally what happens.
3. It is your responsibility to leave the house and yard tidy. Before checking out, clean up all messes. Wash dishes or load and start dishwasher, clean stove, wipe up spills and food from floor, etc. Clean outdoor grill, oven, stovetop and air fryer. Make sure no trash, cigarettes, pet waste, etc are left in the yard. Additional cleaning fees of $250 per hour apply if any messes are left.
4. All guests other than children staying with their parents must be at least 25 years old at time of stay. If booking guest and every booked guest is not at least 25 years old, it must be disclosed up front or booking is forfeit without refund.
5. Breakable decor items are present. Any damages to house, property or items is the booking guest’s responsibility to provide reparations. Parents/adults are responsible for monitoring children, making sure they do not mark up walls etc, break or damage anything. Any damage or broken items etc will be deducted from your deposit (plus additional fees can be charged if damage exceeds deposit amount).
6. Any and all illegal substances and activities are prohibited on the property. No weapons allowed.
7. Keep noise to reasonable levels. Quiet time starts at 8pm and goes all night until 9am. No outside noise considered disruptive such as yelling or whooping. Noise from inside the house should not be audible from outside or to neighbors. Disrespectful, rude, unruly, out of control, or overly noisy bookings will be terminated without refund and forfeiting deposit. Excess noise fee starts at $1500.
8. No smoking or vaping anywhere inside (strict) of any substances. No smoking on any patios (vapes can be used anywhere outside). Smoking must be well away from the house (there’s a bench and ashtray in the front yard).
By booking, guest agrees to pay a $2,500 fine if anyone in the group smokes or vapes inside, or smokes on the patios or if house has an odor upon check out.
9. No pets/animals $2,500 fine
10. Unapproved time beyond what is booked is deducted from deposit at $12 per minute. More than 60 minutes past arranged check out time (without prior arrangements) means you will not receive a deposit refund and may be responsible for additional charges.
11. Any additional fees incurred by guests while staying must be paid by the guest (can be deducted from deposit). This includes any noise violations from the City.
12. Guests are provided a safe environment and acknowledge that they are staying and acting at their own risk. Hosts are not liable or responsible for falls, injuries, etc. Hosts are not liable for Covid or anything related to sickness or infections.
13. Hosts are not liable for and cannot be sued or held responsible for accidents, falls, injuries, etc etc etc that happen for any reason. Guests are responsible for their own medical treatment and bills no matter what the cause.
a) please note that there are no screens on some of the windows including upstairs, as screens obscure the beautiful view. It’s your responsibility to take precautions should you choose to open windows, especially in regards to children.
14. Tampering with, turning off or disabling any security equipment at or around the house (WiFi, router, exterior video cameras, etc) means the security deposit and entire reservation can be canceled and forfeited without refund.
15. Booking guest agrees to pay all legal fees should arbitration become necessary (including if guest refuses to pay for broken rules).
16. No post-stay refunds will be issued for any reason. Guest must contact us while staying with clear documentation so we have a chance to correct the issue in real time (vs after the stay when it’s too late). The goal is to rectify any issues right away so guests can enjoy a great stay.
17. If any delays or issues in payment are not quickly resolved, guests must immediately leave the premises.
18. Locked areas of the property and areas with signs are off limits for guests.
19. Turn off firepit after each use. One partial propane tank for firepit and grill will be provided to share between the two. Beyond what is left, additional full tanks are $50 per tank or guests are welcome to bring their own.
20. Do not move furniture, particularly heavy items including but not limited to sofas, coffee tables, beds, dining table, etc. Any damage to floors from dragging heavy items will be charged. Do not go on roof.
Any broken rules can be grounds for early termination forfeit of booking without refund of booking or deposit.
We are committed to fairness. Our goal is to return deposit in full because all went smoothly. However, broken rules can result in fees that can be deducted from deposit at host’s discretion.
We may ask for a phone conversation and/or request to meet you in person prior to check in.
If there are ways we can improve your experience, let us know in real time so your concern can be addressed. We want your stay to be WONDERFUL!
Guests are expected to be responsive on urgent matters in case something urgent arises like extra people or unauthorized animals that must be immediately addressed.
By booking, you acknowledge:
-owner lives onsite separately (no shared walls); driveway is shared
-bugs are prevalent near the lagoon; measures have been taken
-house is near I-5 which makes it incredibly convenient, and expect traffic noise
-amenities provided are not guaranteed to be working as tech issues happen, some things are unknown or outside our control. We will do what we can to fix any issues. Includes any and all amenities such as WiFi, firepit, grill, TVs, arcade, speakers, LED lights, kitchen appliances, etc
-no refunds for any reason including the above, you agree not to pursue any refunds
Please note: Outside of the property (driveway and all entrances) contains video with audio that can be accessed remotely by hosts; video is always recording. Hosts live onsite, driveway is shared. Gardeners will be in the yard at times.
Holiday weekends require minimum 2-3 nights stay.
We reserve the right to decline any bookings
