PLEASE READ OUR HOUSE RULES BEFORE BOOKING: Please read and agree, in order to have your booking approved and receive your check-in instructions!
You are Personally Responsible for this apartment during your stay and must stay for the agreed duration unless you have made prior arrangements with us.
A violation of the house rules can lead to the immediate removal of any and all guests/occupants without a refund. Please read our house rules attentively. Please enjoy your stay but be responsible and respectful:-)
1. GOVERNMENT ID. A list of all occupants & copy of a government-issued ID (e.g. driving license or passport) is required for each Adult guest within 24 hours of booking. This information is collected for verification purposes only and is not stored or otherwise used for any other purpose. The booking guest must have a clear profile picture. We do not rent to locals without prior approval. Must be 25+ to book.
2. NO PARTIES, LOUD MUSIC, EVENTS OR GATHERINGS ALLOWED. This is a residential community. Please respect quiet hours from 10pm-9am. We use a decibel-monitoring device to ensure 100% privacy-compliance. No gatherings or loud noises outside of apartment hallway at any time. Any event that triggers a noise complaint beyond an acceptable level, will be subject to one warning and if repeated violation occurs a second time a $300 fee will apply and the reservation will be immediately terminated without a refund. Guest must vacate the property immediately.
NO EXTRA GUESTS without prior approval. Guests with no ID or not on the reservation, cannot check-in or enter the property. We do not allow unregistered or unpaid guests on the property at any time, unless you have received prior approval. If you bring extra people, we reserve the right to have those people leave or terminate the reservation immediately without refund. There will also be a $100 charge per guest/day for unregistered guests. Only 4 overnight guests are allowed in the unit.
3. Tampering Or breaking the outside CAMERA in *any* way, including disabling, covering or blocking will result in a $350 maintenance repair fee/violation and immediate eviction from the property without a refund.
4. 🚭NO SMOKING OR VAPING🚭 In the property, in the building, or outside the building at any time. Smoking is ONLY allowed on the roof deck. We may use smart sensors that will send us a notification if tobacco, marijuana or vaping smoke is detected in the unit. If we find evidence or smell of smoking of any kind, ash, cigarettes, burn marks, INSIDE the apt or on the outside furniture, a penalty fee for breaking house rules of an additional $500 deep cleaning fee will be charged.
5. DO NOT leave the front door unlocked or open at any time. A violation fee of $150 will apply if door is left open or unlocked at any time. You are responsible for the property during the time of your reservation.
6. OCCUPANCY LIMITS. Occupancy is limited to 4 guest's per apartment (i.e. two guest in each-bedroom).
7. There is an $80 unauthorized late checkout fee applied for checkouts later than agreed upon, cleaning and sanitation crew already have set appointment times to clean. If unauthorized checkout is an hour later than the agreed upon time, an extra $200 fee per hour will be charged in addition to any charges that may have impacted the following booking.
8. COMPLAINTS: Any complaints regarding the property must be expressed to the host immediately. Permission will be automatically granted for the property manager and/or hosting team to enter the property to attempt to remedy any complaint. Any denied permission of entry automatically forfeits your request for a refund to the host, and/or the space is determined suitable for the entire stay.
9. NO REFUNDS FOR THIRD PARTY AMENITIES: We are not responsible for third party amenity interruptions such as electricity, cell phone signal, water or internet (for example, weather, downed power lines, no cell service, WiFi etc..).
10. ADDITIONAL FEES. If you break or damage something inside the apartment, You will be responsible for any MISSING or DAMAGED item(s) at the replacement cost of the item(s). An inventory has been completed of every item in the unit.
11. DO Not Have Anything Shipped to the apartment without prior permission. Guests must have host’s written approval prior to packages being shipped to home. NO MAIL will ever be accepted at this address, regardless of length of use.
13. Please Do Not use towels to remove make up as the towels get stained and we cannot use for the next guest. Please Do Not use towels or washcloths to clean and wipe down your shoes. A Fee of $45 to replace towels set will apply if damaged.
14. Please Do Not toss feminines products, trash or disposable wipes down the toilet.
15. Please Do Not move around or rearrange furniture in apartment.
16. THIRD PARTY/PERSON BOOKINGS will be canceled immediately with no refund.
17. NO PETS are allowed without host's consent. A $300 violation fee will be charged if evidence is found of pet entering the apartment and subjected to cancel reservation without refund will apply.
18.We are not responsible for any forgotten personal belongings left inside the apartment after checkout time. To retrieve personal belongings, you must claim within 48 hours past checkout time and a shipping cost will apply to receive your items.
19. Pest Control is done periodically inside the apartment, we are not responsible for any insects activity found inside the apartment.
20. Hand wash or place all dishes in dishwasher and start before checking out.
21. Please remove all trash from unit upon checkout. Trash bins are located onfirst floor next to elevator.
22. Place all used white towels, wash cloths, bed sheets, pillow cases, in the washer machine. DO NOT START the machine.
BOOKING THIS PROPERTY AND CHECKING INTO OUR HOME, CONSTITUTES AGREEMENT TO ALL OF OUR HOUSE RULES. YOU AGREE THAT YOU ARE NOT ENTITLED TO, NOR WILL YOU SEEK COMPENSATION OF ANY TYPE, INCLUDING PARTIAL OR COMPLETE REFUNDS FOR ANY SUCH DISCLOSURES AS LISTED ABOVE.

✖ Overnight guests that exceed the number stated in the reservation are not allowed.
✖ No moving of furniture to other rooms or outside the home
✖ No pets in the home
✖ No shoes in the home
✖ Only flush toilet paper
✔ Keep the home clean and tidy, report any damages or missing items to your host
✔ Comply with all city and building bylaws
✔ Must get permission for early check-in or late checkout, may be available upon request. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses.
✔ Keep the quiet hours between 10 pm and 9 am, we have a Security System that also monitors noise levels
Masks are mandatory in any public area, including but not limited to the lobby, elevators, and hallways. Our staff and the building's staff will remind you to wear a mask. Repeated failure to comply consist in a breach of our house rules.
Our buildings operates video surveillance in public and common areas, such as hallways and the lobby.
We have the house professionally cleaned but do please make sure your dishes are cleaned if used and that everything is in the general place that you found it on arrival, this helps keep the cleaning fee down.
Guests take full responsibility for damages, injury, or loss that occur on the premises and its facilities. Guests must report any property damage. You will be liable for any unreported damages.
Besides that, enjoy the house! I’ve put a lot of time and energy into making this a beautiful place, please be respectful of all the furniture and accessories. Thanks so much and enjoy!! 😃
